Didn't List With Me

Debbie Clifton wrote a thoughtful piece on how friends listed their house with someone else. I can relate. About two months ago I got an email from a dear family friend. She was my 82 year old mother's college roommate, her life-long friend, and my oldest brother's Godmother. She sat with us when we said our last goodbye to my dad and then again with my older brother's passing. I think you get the picture.

The email said that she had listed her co op apartment for sale and to please keep it in mind if I had a buyer. Now obviously, this friend knows I am a broker. She knows I am a good broker. She didn't forget about me, because she wrote the email. But she chose another agent without even interviewing me. Am I hurt? No, but I am curious. I certainly could have used the listing (I'd view it as a fairly salable property) and I think I could have sold it by now. It hasn't sold yet.

I'm not going to ask her why she listed it with another agent. She had her reasons, and talking about them might make her uncomfortable. Maybe she meant to interview me but the first agent she spoke with talked her out of it. This much I know- my mother's friend owes me nothing. The thing to do is see if I can bring a buyer, and if it expires, make a note to gently convince her that I am a viable option. If she tells me it is uncomfortable to do business with the son of a close friend or something else, I'll have my answer.

The Universe doesn't owe me a piece of the action. I have snatched my share of listings from the more obvious or expected agent my whole career. Sometimes the ones that might seem natural for me don't go that way. On the whole, I win far more than I lose. In the meantime, I'll try and bring her a buyer. If I am successful, I'll make some money, feel vindicated, and help a woman who has known my mom for twice my lifetime to get to the next chapter of her life.

I'm really impressed with this ...your character and caring...not taking it personal and allow her to maintain her dignity and believing that she had reasons valid to her..........wow.........there's a lot of people that could take a lesson from that!  I wouldn't mind reading that out at my next Sales Meeting.:-) /thank you!

I really commend you for being so caring I had a friend that has been in my life for 35 years and she gave two listings to two other agents you have to wonder- it is very hard not to take it personal and you just move on you have no other choice.

Sometimes it is better to not mix business with friendships or family. Very often, I have noticed that friends and family seem to expect more and things can go sour in the relationship if one party doesn't listen to the other party or feel they could have done something better. I think that you sound like you have a really good head on your shoulders and doubt very much that it would happen on your side. Good luck!

Libby- you make a good point. I do a fair number of expired listings, and it is sad when people list with a friend, it doesn't sell, and the relationship is ruined or strained.

It is not over until it is over. Until that property is SOLD and CLOSED. She may still come back to you and hire you to have her property listed for the second time. No one likes sloppy seconds, but sometimes being the second listing broker is a better place to be in my opinion.

I never understood the "friend" business model.

Nobody owes me anything.  I want to be hired on the basis of my performance, not on the fact  that I am a "friend".

Phillip you have a much better attitude about not being selected by friends as their agent than  I have had in the past. I have seen many people we consider as friends use other agents. I have even had past clients recommend another agent when I went way above and beyond the call of duty to get their house in a move in condition for them in advance of their move in day. People have very conveniently short memories. Good luck to you...

I just had this happen to me and frankly, I'm thrilled, lol.   The friends have changed their minds so many times and are a wee bit high maintenance.  All of a sudden I get a call from their friend, another Realtor® from 'back home', which is thousands of miles away, calling me saying they are going to be picking their Realtor® for them and wanted to interview me.  I declined, nicely.  I then called the friend, and left a message explaining I declined to be interviewed, they know me, how I work and my capabilities.  I also told them they are very intelligent people that I have a lot of respect for.  Should they choose another Realtor® I wish them the very best and will bring suitable buyers.  And should they need me for any reason at all in the future, give me a call.  As expected, the listing went elsewhere.   I really do wish them the best and I'm relieved.

What a wonderful attitude.

Too many people in today's world think they are entitled to almost anything and everything. I've always had friends and family ask me for special discounts on my services. I don't have "special discounts." When it comes to my livelihood, I sell my products, services, and knowledge, and I know what I have to charge to make ends meet. I wouldn't dream of asking them for a discount on their products, services, and knowledge.

Now if you need some help after hours to move in, paint, landscape, or me to take the kids out for a day at the Zoo so you and the honey can have a day off, I'll be there to help.

Philip, having been diverted over to here by you current post, and also having been there as well, I presume when this happens to me, that the seller/friend/relative, just doesn't want all their business exposed to someone so close, especially if it's not good.
