We have hit the bottom....That's a good thing....

In this morning's local news paper there were a few articles on real estate in Port St. Lucie.  It looks like our average home price has leveled out and we should see a rise in sales because of it.  People are looking for hot deals, and Port St. Lucie has them. 

Picture this:  The average home in PSL has these features:  CBS Construction, 2300+/- sq. ft, 3-4 bedrooms, 2 (or even 3) bathrooms, 2 car garage, built within the last 3-5 years, 1/4 acre lot.....Selling in the low 100's

These deals are everywhere....some are short sales and foreclosures, but a deal is a deal; especially if the buyer is a first time home buyer.  Not every home is "move-in" ready, but if you are purchasing a foreclosure, you have to expect that the property won't be perfect.

I have heard we are at bottom also.  Prices have been correcting themselves in So Cal, and this will really be helping the Buyers if they're eligible to buy.

I have been tracking trends here in Central Florida also.  I have noticed many areas appearing to have reached a bottom at the end of 2008 - although I am still waiting until the 1st quarter of 2009 has been completed to be sure!

The 4th quarter of 2008 for this community has an increase in pricing - so I'll be keeping my fingers crossed for 2009!   The good news for buyers....homes are 1/2 the price they were in 2005!

Yeah :) That is the kind of news that needs to be put out there for buyers. I think we are in for a great year in real estate. I tell everyone I come across that if you have ever considered buying a home it couldn't be abetter time. I am not sure how much lower prices can go. It is crazy the kind of deals that are out there right now.
