In my area, if it is not a Foreclosure, it is probably a Short Sale. This is a buyers market and there is so much inventory, how does a buyer choose? Price? Location? Condition? All of these things? Or is one more important than the other? Prices are low, and all locations seem to be available. I believe CONDITION is the tipping point for most of these properties. If you are a Short Sale then time is of the essence!

Most buyers, if choosing a home to live in, will pick the one that they felt at "home" in when previewing properties. And all buyers, unless it's an investor / flipper, needs to have that feeling. If you are a Short Sale, competing against Vacant Foreclosure's you have a unique advantage ~If you prepare your home with home staging. Why? Because most buyers can not visualize where their furniture would go in a vacant house. If your property is properly prepared, the buyers will be able to imagine their belongings in the home. With proper presentation you are half way there!

Good point, Wendy. Here in Moorpark, CA (tiny town of approx 35,000) there are over 100 homes for sale, only about 40 are Owner Occupied, the rest are short sales and foreclosures. With so many homes on the market, price, location, CONDITION and PRESENTATION are what is going to make a home stand out in today's marketplace.

Oh so right! There is a large amount of inventory of foreclosures and shortsales. Agents and sellers need to know that in order for their properties to stand out amongst the sea of other homes available, they need for their home to feel warm and inviting to buyers. You are so right Wendy! Problem is... unless you are buddies with the Realtor and have a consult plan in place... these people have no money. Even the REA can't justify the $ for such a simple solution to a sale. So what do we do??? I am coming up with a plan for Nor Cal and will share it with you when we finalize it. Hi Lori Kim~ It was so great to meet you too! I would love to hear your plan! The fact that these sellers don't have money to get help is sad, as the foreclosure ruins their credit. BUT, another problem is what we work on everyday. They don't know we are out here to help! One by one, we will make believers :)

Wendy, it's so true. Many agents I contact always say, "Oh this is a foreclosure (or short sale) and isn't a candidate for staging" when those are actually some of the best candidates! You're right we need to educate!
