In my area, if it is not a Foreclosure, it is probably a Short Sale. This is a buyers market and there is so much inventory, how does a buyer choose? Price? Location? Condition? All of these things? Or is one more important than the other? Prices are low, and all locations seem to be available. I believe CONDITION is the tipping point for most of these properties. If you are a Short Sale then time is of the essence!
Most buyers, if choosing a home to live in, will pick the one that they felt at "home" in when previewing properties. And all buyers, unless it's an investor / flipper, needs to have that feeling. If you are a Short Sale, competing against Vacant Foreclosure's you have a unique advantage ~If you prepare your home with home staging. Why? Because most buyers can not visualize where their furniture would go in a vacant house. If your property is properly prepared, the buyers will be able to imagine their belongings in the home. With proper presentation you are half way there!
