We have a clear occupancy inspection on the Wyoming listing! I met the inspector there this morning. After a ten minute walk-thu, he said everything looks fine and said the certificate would be in the mail. I knew this would be an easy one. I installed three smoke detectors and three GFCI outlets this last week. There was no pealing paint or falling plaster. Even though the house is dated, it is very clean, and that did make a difference. So, we've taken care of another step in the process. I have a good working relationship with this inspector. He inspected my house during the rehab, and since I work pretty heavily in the Tower Grove South neighborhood, which is his area, we see each other fairly often. He knows the quality of work I do personally, and knows I follow the rules. That makes a huge difference with these inspectors. The same thing happened on our Miami two-family. We had the downstairs unit inspected, and the inspector stated that she wished all of her inspections went as smoothly. She did say we need to paint the outside window trim, which we already knew. We were planning on having the newly installed windows wrapped; just hadn't gotten it finished. Window World is coming out on Thursday to give us a bid on wrapping them...
On another note, I held the Wyoming listing open on Sunday, from 1 to 3 pm. I actually had eight people sign in over the two hour period. I thought I had pretty good traffic through, considering it was such a beautiful afternoon. Many people in the neighborhood were out working in their yards or enjoying Tower Grove Park. After I finished, that's what I did - work in the yard for the rest of the evening...
