It's really sweet when all the members of the transaction team work together, and get their jobs done even above and beyond the call of duty. Choosing the wrong lender can especially turn a transaction that shouldn't be all that difficult into a nightmare. Many can't handle it at all when there's any wrench thrown into the machinery.
Today, I was cc'd on an email the listing agent sent to the closer on a property scheduled to close March 5. She said the seller can't make it on March 5, and wants to sign docs on February 27 at 8 am. She basically told the closer to 'make it so', without apparently any thought as to what that meant for the rest of us.
(Our local practice is for everyone to sit down at the table and sign documents on the date and time of closing as stipulated in the contract. The loan conditions contingency doesn't even expire until March 3. This agent didn't even contact me, to see how it was going with the loan!)
My clients, the buyers, are out of state from today until March 2, and obviously can't make it on February 27. Plus, with the closing so far away still, I know most loan officers wouldn't have had this closing as a top priority, and might not be able to easily pull everything together to make that date. I wondered if they'd gotten everything they needed from the buyers before they left, but I was pretty sure they had.
Anyway, I emailed the loan officer, who emailed her coordinator, who said they had everything but proof of insurance. Loan officer emailed me to see if I knew which company the buyers wanted to use, and I did, but before I could answer another email came from the coordinator, who said she had already faxed the request for proof of insurance that morning.
So we had final loan approval today, more than two weeks before closing! I don't know what kind of experiences you've had with lenders, but after the experiences where the buyer wasn't even sure how much money they had to bring to closing until an hour before they were supposed to sit down to sign, this was an exciting day. I'm usually thrilled to have final loan approval two or three days before closing.
So I just wanted to say, 'Kudos' to Christine Jensen and Rhonda Adducci of Cherry Creek Mortgage.
And a big thank-you to the closer, Georgia Laniewicz of Moritz Title, who's willing to meet with the seller on Feb. 27 and again with the buyer on March 5, doing double duty and getting nothing extra for it. I really appreciate the way everyone pulled together in one day and headed off a potential crisis.
