*USE OUR FUNDS TO FLIP REOs, Bulk REOs, SHORT SALES, FORECLOSURES*

Our firm and associated entities have obtained direct access to residential REO from four large banks.    We are looking to establish JV, lines of credit, loans etc. in 50M dollar pools to take these properties down and liquidate them at a substantial profit.  There are no broker chains and we are direct with the selling entities.   We are getting discount up to 55% of current market value.   This value will be supplied by the current seller, bank, and verified with a designated  appraisal service under contract by us and all properties are obtained on an agreed upon value bases.  There shall be a buy back clause with the seller, to repurchase any properties that do not fit our strict criteria. 

We are purchasing residential REO on the following criteria.  Light to no rehab, current  market agreed upon value from 100K to 500k.  We can purchase on specific parameters including zip codes.   We have contracted with a national real estate firm to help liquidate in a timely manner and have solid contacts with investors to purchase small pools that we markup to 15%.  We will market properties in hot zip codes for full market value and be prepared to do quick sales to get them off the books.

We have the personnel to handle these blocks and this will be ongoing with us turning 50m pools every 60 to 90 days.    I would gladly welcome any proposals and am open to discussing details with anyone interested.
