Multiple Offers, a Myth in Fort Smith Real Estate Market??

Multiple OffersThe Fort Smith Real Estate Market saw the good old’ days of multiple offers and short times on the market. That was a couple of years ago, and everyone loved it.

Are those days long gone?  Not totally!

The Fort Smith Real Estate Market still has some very competitive homes on the market, and the Fort Smith Housing Market is getting better.

I just listed a house.  A few days later.  Baam!!!  Kaboom!!!  Multiple offers on the table and I’ve got a seller that has some decisions to make!!!  Problem?  That’s a good problem to have! 

Home sales in Fort Smith are down, but not drastically. 

If your home is on the market in the Fort Smith area, it is vital that you POSITION your home to sell!  You’ve got to do more than just slap a coat of paint on the wall.  You’ve got to do more than just plant some flowers in the front yard.  My good friend, Lynda Eisenmann has an awesome Blog post pertaining to Position vs. Pricing.

You’ve got to POSITION  yourself ahead of your competition!  The pricing of your home is very important, but in a difficult market, you’ve got to do everything you can to POSITION your more effectively in a competitive market.  You have to POSITION ahead of of your competitors with: Price, Condition, Appeal, and Value.  I will cover these key components in a future post.

I see multiple offers on foreclosures, the investors are coming out to play hard ball.

Homeowners are starting to come out as well. I think most was just frightened by all the uproar with the banking system and wall street, but yes, people are buying homes.

Frank, you're very right.  People are buying.  The media's not keying in on a lot of the positive things that are happening.

Lisa, Thank you and you are too kind.  Pricing the home is so key and so often overlooked.

Ray,

    It's great to hear about the market in Arkansas.  I moved to Florida a few years ago from Arkansas.  I've heard the market hasn't had a huge downswing in Arkansas.  I'm excited to hear this good news.  I think buyers expect sellers to go above and beyond with property improvements.  Those willing to make these improvements will sell in any market.

Jane, Thank you for stopping by.  I hope all goes well for you in Florida!  Some area's of the state were hit worse than others, but we've had our up and downs like everyone else.  Just not as bad.
