Boy have our eyes been opened!!! We have been in the real estate negotiation business for about 3 years (fulltime), as investors. We have been on the road of hard knocks and it has been quite humbling. We have seen others making money and we just couldn't seem to get it to the finish line. We are great at earning trust (we'll call this a gift that not too many people are blessed with), we can negotiate a short sale very well BUT we always fell short with the exit strategy. We just learned that our process of performing these deals have changed and to be quite honest, were very difficult to explain and felt deceiving (probably why we didn't make any money personally on about 2/3 of our deals-we call this "GOD PROTECTION" and I call it "Flat broke".
This is a thing of the past- we had the privilege of meeting some guru's right in our own back yard here in Florida. I hold a mortgage brokers license and Real Estate license but I have not utilized these licenses for the simple fact that it made my husbands job more difficult to negotiate (I couldn't be listing agent or the banks wouldn't pay for real estate commission). So we hired others professionals to take over and we lost alot of money doing this. You see, we made the realtor money and we did all the negotiating but we didn't get paid a loss mitigation fee because the lender didn't allow this- too bad soo sad!
After listening to short sale coaches from an area short sale coach in one of their many webinars, lights were going off everywhere. Missing puzzle pieces were found-it was amazing! I was so excited I felt I had a million dollars in reserves just for us!
Well, I got to thinking, on of the founders of shortsaleriches.com is a local RE broker and RE attorney, so why don't I give him a call and see if his firm is recruiting new agents, and guess what, thet were!!! I met with them this past week and will be officially signed on the end of this month. The best part is that when I went to meet them, I also got to me the other co-founder of a short sale riches coach and he invited us up to his penthouse to sit in on one of the webinars with a loss mitigator-I felt so special! Since I am signing on with the company, he gave me a complimentary short sale program-that is what we call "divine intervention"-some others call it being at the right place at the right time.
We have worked so hard for so long- we have about 60 deals in our pipeline now and without a system until now, its even a miracle we kept going. We were literally homeless and had to move in with my sister in law for 6 months (10 people under one roof). We had alot of adversity for 2 years financially and the odds have been against us BUT I know we are on the right road and I am grateful for every opportunity that comes our way- we will be multi millionaires- I already feel it in my bones!!
I encourage every realtor out there who plans on staying in this business to educate themselves on short sales. They are here to stay for a while. I have always done things backwards- to be honest, I've never done a tradition sale and would probably fumble but give me a short sale and look out!!!
