Well depending on your needs - Absolutely !
 

A single family home ? -- Possibly !
 

If not exactly at $200,000, then certainly at $250,000 !

 





Currently there are 17 single family homes listed at $200,000 or less, and there are 65 single family homes listed at $250,000 or less.
 
Now clearly, the homes at this range will likely offer less in terms of home features, and almost certainly will need some repairs or improvements, but we havent seen this many homes available in Bergen County for $250,000 or less in years.
 
Many of them may be Short Sale candidates - listings usually in a pre-foreclosure status - and although they may offer the best deals on the market, there are some very specific challenges to prepare for when considering putting an offer on a Short Sale listing.

I tried to add a comment to the Geico post but for some reason the Comment section was not coming up properly, guess the response was so overwhelming AR just said you had got enough comments and time for others to get a piece of the pie.  Just a heads up.  Love that post!  I had suspected that the Geico Lizard actually spoke Spanish and you had dubbed over for the American audience.  Glad to hear you put that concern away after all Realtors do not need to be distracted from their focus.

that is a funny number, 3 years ago when someone asked me that about Miami Dade Co, I said "no way" not even a 600 sf home in a very undesireable area went for less than $200K, in fact, we didn't have a SINGLE ONE!  Now we have them and in spades.  The best part of the "correction" is that hardworking people with good jobs are now able to buy a home when they were not able to a few years ago.  That makes me extremely happy!

There are many properties available in Sussex County for $200,000.00 with some decent parcels of property we are talking acreage here.

Just remember it is good to keep your clients expectations realistic when looking in the lower end of the price range for a county or town.  Buyers should expect older homes with few if any upgrades and older systems such as boilers in addition to bathrooms and kitchens in need of upgrades.
