The Big Debate: Technology vs. Touch

As I have been working the past several weeks with my clients.  I have really started to evaluate how they have come into my life.  Some have come from web site leads.  Yet others have come mainly from signs in front of our listings.

One thing I have discoved is the ones with whom we actually have a conversation (Touch 1)  are more likely to become a client.

I have noticed that all of our listings are getting 'viewed' a great deal on the web.  However, it seems that we are not getting the actual foot traffic that is needed to sell the home.  I am puzzled because we have some great listings that are bringing a lot of look, but no formal action. 

So all of this has made me wonder...Do we depend on our computer screens to keep a barrier between us and other people?

Very good point. I technology is a great tool but can be a barrier between us and clients.

Jay, I agree with you 100%.  I work in Bend, OR which in the last 3 years has been in the top 5 or 10 in the nation in growth, home sales, new home sales, and property value increase.  Last year while the market was still on fire, you didn't have to worry about foot traffic.  Homes were flying off the shelves, usually one or two clicks on the listing was all it took.  Now that the balloon has popped, homes are staying on the market much longer and "Price Reduced" signs are everywhere.  Those who invested too late are now having difficulty breaking even.  You've just inspired me to blog.

Jay,

I am coming to the same conclusion. Although I have been putting this off, I am starting to believe that door knowcking may be just what I need to keep growing.   Real Estate is a People business.

I think it's a mix of the two.  I find that technology makes it easier for me to keep in touch with people that I've met face to face, and, used properly, to meet people that I wouldn't otherwise have known existed.  (Meetup.com is great for that - I've joined some meetups and started one and it makes networking much easier without having to knock on doors cold, because we already have something in common other than real estate when we meet.)  Then, in addition to the face to face meetings, we keep in touch via email and lists in between.

I'm glad to hear that it is not just me with these thoughts.  I agree that technology provides us the tools to stay connected better.  The problem is when we allow the technology to be the only way we attempt to connect.
