We all hear about 'staging' our homes. And we continually hear and read different ideas on this concept.
We tell our sellers that 'clean and neat' are #1. Here are some ideas to help you reach that point.
1. Disassociate Yourself With Your Home: Make the decision to let go and focus on the fact that soon this house will belong to another.
2. De-Personalize: Pack up your personal photos and family heilooms. You want buyers to imagine their own photos on the walls.
3. De-Clutter: We all have an amazing quantity of 'stuff'. A few hints to minimize and give you a head-start on packing are to a. remove all books from bookcases; b. packup your knickknacks; c. clean everything off the kitchen counters; d. put essential daily used items in a small box you can store in the closet when not in use.
4. Rearrange Bedroom Closets and the Kitchen Cupboards: Buyers love to snoop and they will open your closet and cabinet doors.
5. Rent a Storage Unit: Almost every home shows better with less furniture. Leave just enough furniture in every room to showcase the room's purpose.
6. Remove/Replace Favorite Items: If you want to take window coverings, built-in appliances/fixtures, your grandmother's chandelier - remove them now.
7. Make Minor Repairs: Some examples could be replacing cracked tile; patching wall holes; fixing leaky fauces; replacing burned-out light bulbs; etc.
8. Make Your House Sparkle!: Wash Windows; Clean cobwebs; Polish faucets & mirrors; Hang Fresh Towels; Clean and Air Out Entire House.
9. Scrutinize: Check it out - would you want to buy and move into this house?
10. Checkout the Curb Appeal: Mow; Trim; Touchup window trim; Plant flowers; etc. Make sure the buyer wants to get out of the car to come into your home.
