What $425,000 Gets You in Sacramento California

Although I list and sell in Sacramento, Placer, El Dorado and Yolo Counties of California...I will focus on what you can purchase in the Sacramento County area for $425,000 as part of my ActiveRain Mission...

In Sacramento County there are currently 6828 Single Family Home Listings up to $425K, I have picked one to share that is located in the City of Elk Grove (the largest and fastest growing City in the U.S.)

Elk Grove CA Home For SaleThis Single Family Home is currently listed at a value range price of $399K to $435K. It was built in 2005, has 3B/2b, 1708 Sq.Ft. of living space and .11 acres. This home started at a price of $445K and has been on the market for 93 days.

As a side-note, unfortunately the "agent" had this property listed at a whopping, $44,500,000 for 2 days on MLS...as some of us in the market say about these folks...Help U Don't Sell...

For those that do not know what value range pricing is...the seller is accepting offers between $399K and $435K. Something fairly new to our area but Southern CA has been doing it quite successfully for sometime, now. It takes a little getting use to but it serves well in the MLS where your listing might now even be seen by someone if the price were fixed at $435K. It's an option that I feel is certainly necessary in this market.

There are 862 Condos for sale currently in the Sacramento County area alone. I have taken the liberty of choosing one for $425K below.

Condo in Sacramento

Condo located in gated community just recently listed 12 days ago for $425K with 2B/2.5b, Built in 1982 with 1748 sq.ft., $330 monthly homeowner dues (inc. pool, recreation, garbage, exterior maintenance, common areas) located in Sacramento. The listing realtor has indicated that the condo has been remodeled and updated inside with granite kitchen counters, remodeled bathrooms and a Sitting Room.

The area that this condo is located is about 5 minutes from Downtown Sacramento and close to Sacramento State University.

Next is land. In the Sacramento County area there were 252 listings for land up to $425K. I chose 2, one in an area that is still somewhat considered to be country, Wilton, with 10 acres and the other in a quaint town called Fair Oaks which has very little land left on which to build and this one is listed with .42 acres...

Wilton California

This is the Wilton property with 10 acres, a pad, electricity close by, road unimproved, horse property, septic needed, no well but needed and is offered today for $425K. It has been on the market for 132 days when it was first listed for $524K

Wilton is a 2 minute drive from Elk Grove and has a vast array of properties. Some million dollar estates and some country folk who have their plows and array of vehicles parked all over. It is somewhat eclectic but is one of the last places you can get reasonable land prices.

Fair Oaks Land

Fair Oaks Land which is .42 acres is almost completely built up except for a few people that still have land from long ago that are now selling and subdividing. This property is $425K has been on the market a total of 341 days and was originally listed at $450K. It has a paved road, sewer on the site, public water on site and electricity & phone on site. According to the MLS, the listing realtor indicates that  there are 3 lots available and if you buy all three then the price will drop to $367K per lot. What a deal!

Fair Oaks is approximately 10-12 minutes from Downtown Sacramento and is quite a quaint little area, close to the American River.

 

In Sacramento there are 32 Commercial properties offered at this time for up to $425K.  I bet there will be a lot of you anxiously writing offers on this next one...

Commercial Property

Believe it or not this property was originally listed for $449K and is now $410K, zoned C4 and been on the market for 83 days. This is a metal building with concrete walls, has a lot 40 x160, a metal roof, Truckdoor, metal exterior and lovely freeway access. The realtor informs us on the MLS that this property could be used as auto repair, food, machine shop, retail and offers a loft for living in.

No central heat and air here!

Today on channel 3 in the Sacramento area the news team is offering FREE real estate and loan advice with professionals all day and into the night. It has been interesting so far in that Sacramento Association of Realtors spokesperson continues in his interviews to 1. Sellers need to be realistic in their prices and hire a realtor not an agent (which is explained) and 2. That this is an excellent time to buy since prices are lower than the past 2 years and we aren't sure when interest rates will go up.

FYI to those in CA, there is one realtor for every 52 people and the Calif Assoc. of Realtors was first established in 1917...interesting trivia!  And yes, lately we have had a swarm of pot growing houses...so if you are in the market for one of those lovelies, just let me know...wonder what the mold situation on those would be...interesting thought. Last night on the news the police department was indicating that since they have ceased these properties under illegal circumstances, the police departments will be getting some of the funds that are received from the sales on the court house steps. I'd rather be part of the money than the ownership...how about you?

Las Vegas is almost identical....scary. There was a time where you could actually get a really, really nice house here for $425k....-Charles
