Is your real estate market healthy?

By
Real Estate Agent with RE/MAX Southern Shores

Now, at this point in time, I'm not sure how many people would answer the title question with a positive, resounding "Yes!" but at least around my area there is a lot more activity going on.  I'm not sure if I would say it is healthy, but it's on the road to recovery.  The housing crisis was not a 24-hour bug, so it will not go from failing to fabulous overnight but we seem to be taking steps in the right direction.

I was happy to see this article from BuilderOnline who partnered with Hanley Wood Market Intelligence entitled "The Healthiest Markets for 2009" which included Myrtle Beach, SC at number 15.  Very encouraging news!  We like positive publicity.

A few notes if you actually click the link and read the article: The city of Myrtle Beach is actually in Horry County, which is not one of the two mentioned (just FYI).  Also, the Hard Rock Park has been bought by new owners and is aiming to be open for Memorial Day weekend, which should bring new jobs to the area.

Jenn, there is absolutely nothing wrong with being positive it can attract like minded people to you, keep a healthy does of doubt hidden some where with in reach that seems to be an easy back up plan.

Hi Steve,

We stay positive here!  It's pretty pointless to be doom and gloom, so although we are realistic about the market we like to keep it upbeat.  But yes, some days there are thoughts such as "when will this craziness stop?" - but you think it and then banish it from your mind and go back to being excited about real estate!

ToulaRosebrock.comHi Jenn:

Hey, you're in Myrtle Beach...I'll be there in a few weeks!!

I agree that it's pointless to be negative, it's turning around.  I see activity happening and prices leveling.

Property Management the way it SHOULD be.

Our market is healthy as long as your not in Real Estate, manufacturing, or retail. We are property managers, built to weather ugly financial storms like this one. We hope...

Jenn,

I'm seeing more activity in the Wilmington NC market as well.  Last week our company had the highest volume of contracts since September 2008.  The ship is out there, we just have to swim a little to get there.

If you consider all our foreclosure sales then we are doing just fine. If the government would get out of the housing business and stop limiting how many foreclosure can be on the market. I say open the doors let it rain foreclosures and the market will take care of it self.

Toula - Yes, I live in Myrtle Beach and love it!  Have fun, hopefully the weather will cooperate for you.  We've had a few windy days lately which makes it seem colder than it is.

Thomas - This is quite a storm but hopefully it's beginning to blow over. =)

Diane - Glad to hear it!  Wilmington is above Myrtle Beach on the list in the article - I'm ready for the ship to come in!

Hi Charles - Yes, we are having success with foreclosures as well.  We have sold several in the past few months.  The only problem so far with those is the agents who have a lot of foreclosure listings being hard to get in touch with and we had one buyer who had to wait almost two weeks to hear an answer about her offer on a property - that is getting into short sale time territory!

We have been seeing lots of buyer traffic and particularly on the "open house circuit".  It's a good time to be doing open houses...

Thanks for sharing your stats...although I can't say that I'm seeing huge action, the number of phone calls/emails has jumped (I work in a resort based area, where no one turns up until our "season").

I suppose it depends on the instrument one uses to measure health.  Certainly my newly updated absorption rate chart looks very unhealthy.  But then that's only if you're a seller looking to sell.  If you're a buyer looking to buy, whopeeeee!
