Our short sale sellers are unemployed or underemployed and no amount of modification is going to fix their mess....though the buzz almost convinces them it will...yicks !

You mention a good point.  The question I ask in the book is, "How much does a loan have to be modified for an unemployed person to be able to afford it?"

 

You know the answer.
