Home Staging For Flipping: The Crucial Element in this Market

By
Home Stager with Urban Presentations

Anyone that has watched a TV series about flipping houses for profit will probably be fully aware that many investors have to rip out the guts of an individual investment property to make it as appealing to potential buyers as possible. Time is of the essence and the faster the house can be sold, the more cost effective it will be. This is why house staging is especially useful.

It may seem that flipping houses in the current market is way too risky but investors out there are still doing it! It is definitely not for the faint of heart. One advantage that a flip has over many other properties that may be for sale at the same time is that a flip will look great. Good flippers know how to update features of the home that buyers will really notice. This gives such a property an edge over a dated looking, owner-occupied home.  With all this hard work going into a property, make sure you don't neglect to furnish it. The furniture is the icing on the cake and will transform a well updated property in to a fabulous showpiece.

Flippers in Vancouver should be working over time to make a profit when properties are harder to sell. This is perhaps why Instant Real Estate Solutions' article, Home Staging Is A Power Secret To Flipping Houses, might be useful. It points out that home staging can add $10,000 to $50,000 onto the final sale price so it is essential to figure that into your budget as much as the fixtures and fittings! After all, the profit margin and fast turnover time are what flipping is all about.

The above referenced article actually calls home staging a "power secret". In a way, that is correct. Experience flippers might figure in staging, but the inexperienced might not. In another way though, it is wrong because house staging, or fluffing, is no secret. You just have to get to grips with the techniques before you start! If you do not know all about staging then you might want to invest in the advice of a professional home stager to give you a little help and advice. Time is money in the world of flipping so avoid getting caught out.

We have flippers we work with here in Charleston as well... they know that they need us to make the final sale.  We make their hard work pay off!  GREAT blog!

Well said Jennifer.

Considering the current Vancouver market conditions, now more than ever staging is indeed a crucial tool for maximizing profit margins.  Savvy flippers and investors will continue to make presentation a priority in order to expedite a speedy sale.

Hope to see you at the breakfast meeting on the 27th. Cheers!

I have found the successful flippers to absolutely see the value that staging brings to their process. They allocate a budget for staging and stage prior to listing--not after multiple price reductions! They also tend to make decisions and move quickly on the project--anther positive aspect of working with them.
