Oceanside Terraces in Oceanside - Jeff DowlerOceanside real estate is a study in contrasts, from multimillion dollar oceanfront properties to $70,000 condos, from new construction homes and condos to an abundance of short sales, pre-foreclosures and REOs, from tract housing subdivisions to 55+ communities (seniors). There are ocean views and terrific beaches, and rolling hills and views of the mountains to the north in Camp Pendleton and to the east.

The downtown area of Oceanside along the coast road, and to the west to the ocean, is undergoing major redevelopment; this redevelopment project is a 375 acre area west of the 5 freeway, north of Harbor, and south of Wisconsin, which includes new construction (residential, hotel/resort, and mixed used office/retail) as well as rehabilitation of existing structures. One might say Oceanside is the last frontier for coastal development in North San Diego County, and the options for buyers in this area are diverse.

For buyers seeking waterview homes, especially new construction, Oceanside Terraces offers incredible value, with all their homes now priced under $1 million just 3 blocks to the ocean and beaches. The burgeoning downtown area with shopping and dining, and the Oceanside Pier are a few minutes walk; enjoy a visit to the California Surf Musuem nearby. The train station, with Coaster access south to San Diego and Amtrak trains to Los Angeles and points north, is nearby as well. Beaches are close by foot or bicycle.

There is garage parking (2 spaces per unit) with elevator access to all floors. There is a spa as well as an attractive landscaped courtyard with seating area/activity patio and fireplace on the 3rd floor. Retail establishments are on the ground level.

These Oceanside homes are 2 or 3 bedroom with in-unit laundry, ranging in size from 1,737 SF to 2,563 SF. Each has at least one terrace but some have 2 or 3 (covered or open air balconies, from 90 to 700 SF). Prices have been reduced dramatically just recently, and now range from the $500s up to $950,000 for a penthouse unit with incredible views. Wet areas (e.g., kitchen baths) are tiled but buyers will need to install flooring or carpet of their choosing - not a bad deal considering these prices.

Residents pay HOA fees of approximately $599/month which includes gas (covering washer, dryer and range), hot water, water, sewer, HVAC, and trash removal; homeowners must pay their own electric. There are also individually-controlled HVAC units in the homes (electric) that are paid for by the home owners.

The building is conrete and steel, which are excellent materials for being by the ocean. And Oceanside Terraces is also ADA compliant.

Buyers should be aware that the redevelopment will continue in the area between Oceanside Terraces and the ocean, in keeping with the redevelopment project, and while a number of years down the road, the views will change at some level for a number of the units.

Jeff, I love Oceanside...we always stayed at the Marina condos down on the beach and would walk to the Marina for fish and chips. I'm wondering if there are still rentals in that little place? Do you know? They sit right on the beach on one side, and the marina on the other side. Two rows of three stories of 1-2-3 bedroom units. ;-)

This sounds like a beautiful community. ;-)

Nice slide show and presentation. That first photo has a surreal quality to it. The way the balcony is shown gives us the perspective of where you were when you took the photo. But the building in the distance looks like an artists' rendering. I stared at it for several minutes. LOL. The picture's just too perfect. Good job!

When I was in the Marines I was stationed at Camp Pendleton.  I live on "The Strand" for about 5-6 years as a single guy.  I lived in a one room apartment and have fond memories of Oceanside.  I lived there when the Pacific washed out much of the Strand in the 1980s.  The authorities evacuated everyone, but I (and some buddies) hid out and watched the waves come after us.  I was scared to death!  lol  ~ Joe :)

Lenn - well, yes, THAT is a large kitchen. But it is in one of teh largest units, adn on the top floor. Most of the other kitchen I saw were smaller. I would get lost in that place.

Teri - yes, they are still there. They are occasionally for sale and seem to mostly be used as second homes and investments.

Hannah - well I do know what you mean, having grown UP in Philly (well, the main line) and living for 20 years in Boston before escaping here.

Lisa - Hey thanks. Went bacak and looked at the photoe again. It really IS kinda interesting. THing is, I just "took" it without thinking anything about it. Was previewing these homes for a Chicago client.

Randy - I certainly appreciate the comment. But there are some excellent lolicam writers here.

Joe - great story. I run into people all the time who used to live here, especially being affiliated with the Camp.
