Short Sales vs Foreclosurer

There seems to be a lot of confusion among consumers these days when they are trying to understand short sales and foreclosures. Many consumers think these are the same things with the same results.  This is not true.  A sale of a house in which the proceeds fall short of what the owner still owe on the mortgage is a short sale.   Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments.
