I have ever had to write. At our initial meeting I told you that I felt that we would do more in the first thirty day than most will do the whole time they had your property listed. We have had an auction, two open houses, a brokers luncheon, ran an ad in the newspaper, magazine, army times, have placed your home all over the internet including all the major sites and even blogged about it several times. As I told you at our initial interview we are in the business of selling homes not listing them. We have had 12 people view your home, an offer at a little below the recommended price that I showed you at that initial meeting and although I was willing to take it at your price as I said for ninety days and if it hadn't sold it would be time for a change. Well it is time for one of two changes, either you agree to lower the price as per contract 10% a month till the home sells or the listing expires or I give you your home back to do what you wish to do and you will have my blessings and best wishes.

After mailing this the sellers responded with over 30% in price reductions in the last two months and a sell.

Good Letter.  I have started putting my price reduction on the listing agreement.  If it hasn't sold in 45 day reduce to XXXXX  if it hasn't sold in 60 days reduce to XXXXX.  So far its working.

Like most of us, I learned the hard way, that you need to be in control of the listing.  If the seller tries to run the show, you should let them be a FSBO !  Unfortunately for the sellers, they end up losing on the home sold price in a down economy or rapidly decreasing market.

Mmmm...negotiating a price reduction up front and putting it in the listing agreement, now that's a great idea. We've talked about it up front during the listing presentation but we've never actually spelled out the specifics such as lowering the price 10% per month and put it in the agreement. Thanks for the post.

Thanks for writing this. I had a listing that was over priced. I knew it when I took it but stupid me went along with it. I gave it my best shot, spent money just like any other listing but to no avail it had 8 showings in 6 months. The listing expired 1 month ago. They have again contacted me and asked what they should do about pricing. They are out of town so I wrote them a detailed analysis. Their response is we want you to list it again but this is our bottom line. They dropped the price $2,000. I proposed dropping it $12,000.

You have inspired me to hold my ground. Your right I know it won't work.

What a great letter!  I love it.  Is it okay to use it, changed around a bit to fit my circumstances?  I like Connie's idea too of putting the price reductions in the contract too.  I also take price reductions with me to have signed at the time of listing.
