Property Tax Rate Changes in Maricopa County (Greater Phoenix, Arizona)

By
Real Estate Broker/Owner with Dreamcatcher Realty / Greater Phoenix Area

Arizona's Maricopa County includes Phoenix, Chandler, Gilbert, Mesa, Queen Creek, et al.

Following is a chart, courtesy of the Maricopa County Tax Assessor, that shows a comparison of 2009 vs. 2010 median Full Cash Value (FCV) for each city in the county.

FCV's will not rarely, if ever, line up with current resale market values, but the trends should be comparable.

Here's a simple equation for you to remember:  Assessed Value does NOT equal Market Value. So FCV should NEVER be used to try to accurately determine the current market value of any given property.

I posted the chart here so you could take a quick glance at the latest annual change in each city.  And we can all go take some Prozac!   ;-)

Thank God, Johnathan, that they're finally coming down! I think it's a crying shame that the county assessor lags behind by 18-24 months (or more), no matter what the market conditions are like. The rub of course is  that home values are coming down - tough on sellers / good for buyers.

Hi, so where should land assessed values be in this lagged process?  I'm concern to see investment land going up, up - as investors we did the right thing, diversified, so land is part of our total future investment.  Any land sales data to show current sales prices would be appreciated.  3S., 1W, south of I-10 in Mobile area. Thank you.
