Sellers should set "new" rules for Real Estate Listings! Will you be fired?

By
Real Estate Agent with Maverick Realty

(This post was inspired by Richard Weisser)

Out with the old and in with the new! Real Estate Agents must be now be accountable!

Effective in all states!

New Real Estate Rule effective immediately! All Listing agents must now be accountable!

Agents may NO LONGER take listings if they are not going to be available to field calls for showings! Answer your phone

If you take a listing and know you can't be available, you MUST get someone to take your calls or else you can't take the listings! Sellers deserve better than this and are now requiring it.  Agents may no longer play "God" with their sellers homes! Sellers just want their homes SOLD.  If it can't be shown, then it can't be sold! Agents do NOT have the right to jeopardize the sale!

I really think it should be done like this -Seriously, WHY should a agent take a listing (which is actually an employment contract) if they aren't willing to do the home work and be available to set up showings or even take the phone calls??  What is so difficult about picking up the phone, or at least returning phone calls so that a listing can be shown? In order to sell it, this must happen! Sellers deserve at least this much.

Why should anyone have to call three different times in a day to set up a showing and STILL not get a call back?

Sellers are entitled to know that their AGENTS are not available to do the work that goes along with the listing and know that the  agent doesn't seem to care either!  That is a absolute disgrace.  What is so hard about managing phone calls??? It is simply our job! What ever happened to service?

The new rule is going to be : from now on, all sellers will be notified every time an agent calls, emails or texts their listing agent to try to set up a showing!  This will be done automatically from the MLS!

Listing agents, how do you feel about that?

Better yet, maybe we should just go ahead and ask the sellers just how they feel about that, what do you think? Aren't we supposed to follow all sellers legal and lawful instructions?

Maybe the sellers need to put this post's instructions in to action!  How many listing agents would be fired?  Maybe sellers will see this post and realize just how it is supposed to be done...if they are not sure, they can just contact me!  I will be happy to oblige! How about YOU?

I have to agree with you 100%. I have often shown my listings to prospective buyers. My goal is to sell the house and I know the more people that see it, the better chance I have of selling. Lets go look at that house NOW!

Vickie I love the idea.  I'm on board.  Part time, no answer agents are the worst.  And thanks so much for my birthday wishes on marie's post.  Means a lot to me.

Vickie,

I guess it's different in our area.  I usually have the selling agent contact my seller's directly if they are occupying the property.  I do answer all my sign calls and if someone wants to see the house, even if they're represented but can't get hold of their agent I will go show the property.

So I guess on the flip side if you're a buyer's agent and your clients are having to call me to show properties instead of you then how well are you representing them.

Brian~ I think it is great you answer your phone and and make sure your listings can be shown.  It is also great to know that you will show it to buyers even if they are represented!  Now that is doing what it takes to get the listing exposed and sold!

Vickie,

I was all set to go out and open a door for a some buyers who told me they were represented.  I ended up calling to confirm and she had figured out that she should be calling her agent to show her houses.  My first priority is to my sellers and if a buyer's agent doesn't want to show them my listing I'm happy to.

Some real estate professional just need to do what they have been assigned to do-help their clients sell their house. Why do people have to make it so difficult sometimes. Well written post Vickie.

Vicki - good for you!  This is one of my major pet peeves.  You call to set up a showing on an owner occupied home and you never get a call back.  If I were a seller I would give my agent serious hell if I knew this crap was going on.  No slacking aloud when it comes to selling ones home...PERIOD.

Good post.  When a buyer wants to look at the property, they deserve a callback as soon as is reasonally possible.

ToulaRosebrock.comHi Vickie:

This is one of pet peeves also...it's inexcusable.

Hey, let's go one step further.  ANY agent who doesn't return phone calls, should be fired!

I have several phone calls out to agents for feedback...still waiting.

Hi Vickie- Our area too uses a showing service but we are not required to join so we still have many where we have to call the agents office. What I dislike is those homes that require the agent to accompany and they just cant seem to find the time. Ugh.

Vickie, It's so very important to be available for buyers and other agents to get quick and easy access to their listings on the market.  So true.  Thanks for the reminder.

Vickie, As you know I do answer my phone and make all my own appointments. My suggestion to sellers: call on your own listing at different times during a day to see how your home is being handled. When I speak with agents and bring up this idea...I see some major wincing.

We also use CSS in my area. So my pet peeve, kind of along the same line of listing agents being available, is when you have shown the property, have written an offer but the listing agent NEVER acknowledges receiving it! You call, nothing. You email, nothing. Wow, that's when I would really love to be able to just go straight to the seller and say, do you realize someone has made an offer on your home???

I don't understand that at all.  I really feel sorry for sellers who get the agents that don't bother to market the property.
