Are you well off if you can cool your crawl space?

What a nice Cottage. Close to the Bay. The Cottage was a rebuild. They kept the framing, hardwood flooring and doors. There were very few problems that would make a Home Inspection Report juicy, you know, a Realtors nightmare. The home was around 1300 sq. ft., I could sell my children and it would be the perfect house for me and Gin.

I finished the inside and outside, then grabbed my coveralls and headed for the crawlspace. I opened the side hatch to entered to find "Dirt". I hate to get dirty. All the duct work was in here which means I have to get a little closer to the dirt. Did I mention,"I hate to get dirty!" The dirt may have been dirty but the temperature was just right. At least I didn't sweat.  I inspected from one end to the other and found why I was so comfortable. Two floor ducts, going to the living area of the house were not connected. Not Good!

I mentioned to the seller, who was home at the time, of what I found and she immediately contacted here HVAC contractor. She had not noticed any change in there gas/power bill. I noted what I had found in my report.

I do not know how long this was going on. The rebuild was two years old. There were not any bugs at all.
