"I Have Leaks And Bugs Are Coming Out Of My Walls" Queens NY

I got a called from my client stating: "I have leaks and bugs are coming out of my walls"

Can you help me?  I started asking some questions to get some background on this situation.

The client stated they had bought a luxury condominium from one of the leading luxury home builders.

I asked the client if she had the condo inspected prior to purchase. The client said, the attorney advised that no inspected was needed due to the fact, it was new construction. I then, asked the client about the bugs coming out of the walls. The client described the bugs as little black dots, the client said they have a ziploc bag full of them. I told them, I am not a bug expert, and ask them to bring the bag of bugs to the pest control company to find out, what kind of bugs they are. I then ask about the leaks the client stated the leaks were on the ceilings of the bathroom and the kitchen. The following pictures are from my inspection of the condo.

Hi Frank.  Great way to show knowing how to use the tools of the trade to identify and communicate the problems.

I am surprised to hear an attorney advise against an inspection.  I wonder if this is a case where the buyer decided to use the banks or sellers attorney.

Thank you Jim, I do not know if the attorney was from the bank or the seller. I hope my clients can get all the problems fixed with the help of they new attorney.

Hi: Frank,
 
They finally believed me that the shower upstairs was the problem. Now they are going to get a plumber in to fix the problem but not sure how long it will take. So you were right, it is the shower and I also told the super that it only leaks when someone takes a shower and he did not believe me until today because he asked my upstairs if they took a shower. Yesterday the super said, the weight should not have any bearing on water leaking because the shower has a bin constructed with some sort of copper flashing, so he kept on saying that should not affect it. Thank Frank for all of your help in this, if it wasn't for your knowledge, I wouldn't be able to get them to own up to the problem.
