How do we know when our time is being wasted?

So I met this guy and his wife at my office, they seemed very excited to relocate and find a home here in Orlando, Fl. We looked at decently priced homes, nothing too high, at $300k. I spent an entire weekend with them, just about 10 hours. They didn't make a move and I really didn't expect them too. He said that he was waiting for a deal to go through and he would pay cash for this house. I like to ask questions and become friendly with my clients so I asked "what do you do?" He told me that he was a music producer and he had a deal with Universal Records; I felt that he was telling the truth so naturally I got pretty excited.

I met with them several weekends after that and still no contract signed. He tells me that there are complications with the Universal deal and it may not happen but another label is sending him an offer. This was last year!!!! He and I haven't met to look at properties in the past 6 months but we talk once to twice a month. He lets me know that the wheels are in motion with some label but nothing yet.

Now, I like the guy and his wife, but when do I say enough is enough? At least I am not taking him out looking for properties but.... I have a lot of hours invested. I would never asking him "have you been lying this entire time?" but I would love to know.
