The market is picking up when you are ready..

I have a office of about 30 agents and I here all the time, "office duty does not work". I does work but maybe it is because you are not ready for it to work. I have an office where the agents just last week said office duty does not work, at a meeting we had with them on marketing. During the visit to their office there were more than two customers looking in the window and not one got up to offer assistance.

After the meeting the agents locked the doors at 2pm and I thought, they really don't get it. If you are not there, of course it does not work. And we have to remember in this market, we are sales experts. Sales by definition means you have to sell something. That often means showing up and getting up to offer assistance to someone, even if they may not want it right now. Another key set of words is the phrase " Right Now". They may not need anything right now, but if you give them your card and seem genuine, offer your services and show interest in them, they may come to you in the future. 

I went back to my home office on the other side of the island and thought how agents could be so complacent in this market and complain at the same time. When agents are ready they will see an increase in business. Ready has a lot of parts. Car must be ready for clients, clean, fueled, and inviting. Have all the tools in your possession that you need, map books, listings, directions, lock box codes, etc. Sign up for as much office duty as you can, including open houses, etc, and get up with a smile when a potential client is close enough by to here and see you. If they are looking in the window and are ignored, just think about that when you are in line and no one wants to take your order, and you may be in a hurry. How did that feel?
