Egress makes sense to me. I see many of basements with an extra bedroom that is non-conforming. Having the actual extra bedroom would build that much equity. I actually had my first comment the other day about doors. A buyer didn't like the "plane" doors on one of my listings. I dont think my sellers is going to replace them though:)
