It's been along time Darlin.

Well time sure flies by when your having fun.  I am assuming ya'll are doing the same.  The lending situation has really put a damper on my clients commercial real estate transactions.  I know there will be mortgage guys saying we have money to lend but when it boils down to the exact parameters of the commercial deal the end numbers do not justify the purchase.  In my world it's all about the amount of return on investment being leveraged or cash on cash.  Since early August 2008 we have prepared our LL and sellers for owner financing.  Even in leasing our LL are having trouble acquiring the funds to up fit the space to meet the tenants needs.  I really hope the lending world will loosen up so that at least our "A" quality LL's get the available cash necessary.  Hell I would like to see a purchase or refi done with reasonable terms.
