At the end of the day
Closed sales are at a typical level for January, which historically is a slower month for home sales in the area. However the total number of closed sales for 2008 compared to 2006 and 2007 was almost 30% lower. During spring the market usually picks up, so we'll see if it holds true in the next couple of months.
Many of the statistics are all over the place (from one month to the next) for Lone Tree, including median and average prices and average price per square foot. This is most likely due simply because sales in two neighborhoods are much higher than in others. When in any particular month each or both of these neighborhoods have sales, the prices go up. The higher price range sales usually stay on the market for longer as well.
Lately the percent of original list price received as sale has been declining a bit. Could it be that some of the houses are priced much higher that the market will support? It's possible. Could it be that after a many , many days on the market some sellers lower the asking price, just to get the house sold? Also possible.
A look ahead
A larger number of houses is coming on the market now that we are approaching the busier spring and summer months. If closed sales do not keep up with the increasing inventory, more supply is going to be on the market.
