Here are the statistics for the Condo Market in Mount Kisco and Area 2 (northeastern Westchester - basically from Chappaqua up to the border of Putnam County, west to Yorktown - although a small part of Yorktown is considered Area 2 and east to the border of CT) Communities include Chappaqua, Mount Kisco, Bedford, Bedford Hills, Bedford Corners, Armonk, South Salem, Cross River, Goldens Bridge, Waccabuc, Katonah, North Salem, Croton Falls, Purdys, Vista, Millwood, Pound Ridge, Somers.
These stats include condos of all sizes and types - from studio apartments to townhouses and senior housing.
Active = active on the Westchester Putnam Multiple Listing Service (this # also includes listings in contract because they would be considered unsold at this point)
Pending = in contract with all contingencies met (although neither active or sold, because these listings have had the contingencies met, they are more likely to "close" than not)
Sold = Passed title in last 6 months
Other = Expired, Withdrawn or Cancelled
Please note that these statistics hold true if nothing new comes on the market, so consider that these numbers will always be fluctuating.
In Area 2, we have 124 Active condos with 7 Pending and 68 Sold in the last six months. 106 are "Other" These figures indicate that Area 2 has 10.94 months of condo inventory. (11.33 units sold per month)
In Mount Kisco, there are 26 Active, 2 Pending, 7 Sold and 22 Other. At a closing rate of 1.16 units per month, Mt. Kisco has 22.4 months of condo inventory.
Mount Kisco has 21% of active condos in Area 2, with 28% Pending and 10% Sold. Interesting numbers considering Mount Kisco is one of the smallest of 18 communities (area-wise.)
