Leaks cannot hide from me

Manufactured homes are wonderful if you know what you are getting.  They are supremely efficient.  They are so tight you actually have to be aware of this to ensure indoor air quality is not compromised.  They do have some downsides apart from the obvious fact of poor appreciation.

  The roofs of many manufactured homes are relatively low slope and the interior ceilings are often vaulted.  Both of these conditions add up to shorter than average roof life.  Failure to the roofing materials and leaks can be chased and individually repaired if they can be located.  Without an accessible attic space finding and fixing leaks can be tricky.  Enter thermal imaging.

  The other day I had the benefit of doing a Pest and Dry rot inspection here in Salem, Oregon after a different inspector had done most of a home inspection.  Apparently his client had decided to end the inspection right before he inspected the crawlspace.  I did get to see the other report and did not see any issues called on the roof.  During my inspection I found three different issues with the roof.  Right away I noted a very cool spot in the dining room.  Surprise, surprise the cool spot was wet.  At this point the leak could be repaired with minimal damage to the related building components.

  This is just another example of the wonderful world that Thermography/infrared exposes.

Wait a minute....they paid someone to do a full home inspection, then told him to stop, then hired you to come and do the thermal/pest dry rot portion?

Was this a sale fail or something?

I'm with Melina....why would they do that??? Weren't they happy with the first inspector? Maybe they should have just hired "The Jim-en-ator" in the first place, ya think? And that thermal imaging thingy ma-jig....the coolest!

I thought it was required to make all houseing float in OR & WA?  I bet I would be getting a lot more busines with my thermal camera if it rained more in SoCal!  Thermal-Diagnostics.com is starting to grow but I've had to branch out into doing electrical fault finding and energy loss scans. It certainly is a great tool for finding leaks though!

Konnie:  Glad I could enlighten.

Melina:  The first inspection was in progress when the original buyer decided to back out.  A few days later my clients came to find a 75% home inspection already paid for and on file.  They just were worried about the crawlspace.  I told them that I could just do the crawlspace for a fee but to do a Pest and Rot I needed to look at the entire house and it would just cost a few dollars more.  Glad I insisted!

Cecily:  I agree the Jim-en-nator is the coolest.

Leslie:  Kind of justifies my existence.

Dana:  I have found that you must offer the camera for no additional charge.  Then there is no reason not to use a great inspector with superior tools.

Jim,

I have heard a lot about these infrared cameras. My brother owns a roofing company and also owns one of these cameras to help him find the leaks.

Hey Jim,

It looks like your leading the way with Infrared up there in Oregon. I'm trying to do the same here in Utah. Every inspection I do results in the clients being amazed with the technology.

 Using IR actually makes the inspections kinda fun. Kinda like Easter egg hunting!

I've never thought about marketing specifically to roofing companies, but that's a great idea. I'd like to give you a holler sometime to discuss your roofing company marketing stratigies if you don't mind?
