Pending or not pending? That is the question...

It seems a fashionable behaviour in East Tennessee to forget about using the "pending" status in the local MLS. There is not one day that I pulled some active properties for potential buyers, and when it's time to show these properties, the listing agent tells me it's been under contract since few weeks now. I even have a Knoxville listing agent getting an active listing that closed more than a month ago.

Coming from South Florida, where a property under contract is a "pending" status and where a closed transaction is a "closed" status, I've been curious to know the reason why so many agents keep their listings active, even if they are under solid contract or closed. But each time I got on the phone with them, I just have some "I'm putting it under pending as we speak" and other "Oops, I forgot that one. Thanks to remind me" kind of BS.

Honestly, I still have no clue. We are talking about the MLS. So, these agents will only get other agents' calls. They can't sell them something else. Or, while "active", maybe these listings stay up on Realtor.com and then, they can get some leads from them. I just hope it's not just a lie so these listing agents keep their listings active, to sell them themselves and get both side of the transaction. Well, who knows? But if you ask for me, it's extremely annoying.
