Yeah! You found your first open house. You are on your way. What's next? Here are some tips on ensuring you have a great open house. Ask the agent who you are doing the open house for if they can advertise it in the newspaper. Send out invitations to people in the area letting them know that you are having one and to come by and see the home. (Before sending invitations out check with your office for company policy). Be excited and be prepared. Know the area and what is for sale in the within a 2 mile radius of the home you are selling. If this home is not right for them you can show them others that may be right for them. Dress for success if you're a man where a suit always looks your best. If you are a woman remember not to sexy often times the wife is the boss and if she thinks you are to sexy or her husband is giving you too much attention you will not get the opportunity to work with them. Get up early on the day of your open house and put your signs out between 12 and 20 signs put them in high traffic areas and side streets put them all over except the signs leading directly to the house. Once you have arrived at your open house and you feel Put your guest registers on the table for your visitors to sign. Your guest register should consist of name, phone number, address, e-mail address and what type of home they are looking for. Remember to fill out the first one completely because as guests sign in if you did not fill it out right the next person will leave information blank as well. Monkey see monkey do. If someone says they have an agent tell them no problem but please sign in and you will put agent next to their name. If someone refuses tell them it is company policy in order for someone to view the home they have to sign in and smile. Take control of the situation in a very nice way. Be nice be pleasant but be firm. That night call everyone on the list and thank them for coming in. remind them you can e-mail them listings that you are aggressive and you want to work with them. Be sure to thank them again at the conclusion of the call. The following day you should send them a letter thanking them for speaking with you on the phone and reiterate that you are excited about working with them. BE THE AGENT YOU WOULD WANT TO HIRE. If you never got a hold of them tell them you tried to phone them but could not reach them let them know you can e-mail them listings or if you have their e-mail address e-mail them listings and in the letter let them know you e-mailed them and to call you to view any of them at anytime. Let them know that you are always available to help them make their home buying or selling needs come true. Remember persistence pays off so send them letters once a week, call them, E-Mail them do any one of these to make contact at least once a week. Learn to balance persistence without pestering them. Being aggressive is important but being a pest is a turn off. Always contact the listing agent after the open house and let them know how the open house went and what the feedback was. They will want to give their sellers an update and you will be able to do many more open houses for them. They will appreciate the information.
Be aware of your surroundings. I remember one day I was picking up my open house signs and I saw a young guy and his girlfriend driving slowly. I signaled to him to roll down his window and I asked him if he was looking for a home. He said yes there was a couple I want to see but we could not get in. I told him I ‘ll let you in. I introduced myself. He and his girlfriend followed me to the first house he wanted to see. I then got all their information I sold him a house then sold that house for him (represented both sides of the transaction) I then sold him another house sold his moms house and his girlfriend now wife's moms house. I did all that business from being aware of my surroundings.
