I had the BEST open house!!

This Sunday was one of the best open houses I have done in the 6 years I have sold real estate. Did I have 50 buyers show up with offers? No. Did I sell the house? No. Are you wondering why it was the best ever??

It was wonderful because I wanted to be there....for the first time in years I wanted to be at my open house! I baked these fabulous cookies, I had my I pod playing some sweet Jazz and I was entertaining while doing an open house. When people would show up I was busy in the kitchen and greeted them with a dish towel in hand.I invited everyone to come chat in the kitchen and have a cookie after they viewed the home. It felt natural, not staged and in no way was I being fake. I met some fabulous people and was able to have real conversations. The bonus was that everyone signed in and everyone loved the cookies!

I am really looking forward to this week...what a concept!

This is refreshing! We've had good turnouts at our recent open houses, but your approach would certainly change the dynamic a bit.  I'll definitely give it a go!

I think this would be hard in another home, but it would certainly be welcomeing and inviteing!

Do you have any other suggestions for Open Houses?

This one one of my teams listing and I called the homeowner before the sale to make sure the baking was okay. The homeowner loved the idea and was on board the whole way, she even offered to let me use her professional grade cookie sheets.

Other suggestions are to play music via a I pod or stereo, know the neighborhoods inventory well, have nice color flyer's, use tons of signs and relax it makes it more fun!

BTW 7 groups came to the open house and all signed in using their info...everyone was sent a nice card on Monday!
