I need advice on motivating my team!!!!!

The Office has decided to divide the Agents into  2 teams for a contest that pays well.   I have been chosen as a team captain for one of the teams.  Now what do I do next? 

I really have to win this contest.  It is very important to me.

The main reason for the contest is to get us Agents out of the slump we are in and get motivated.

We get points for new listings, sales, FSBO's and etc. 

Please give me any advice you can.

Have a competition between your team members. Instead of a financial prize since that will come when the team wins as a whole, set it up so the top performer gets their vehicle washed and detailed in the company parking lot by the lower performing agents.

I like Denise's idea!  You have to get your fellow agents engaged.  Avoid coming off as the boss.  Try to coordinate and organize their ideas into a successful game plan.

Jason, I hope to be able to participate in this contest and not come off as the boss.  I owned a successful Restaurant for 17 years prior to becoming a Real Estate Agent in 1999.  I was very bossy, but I really never had a problem with my workers.  I had the same crew for years as we had lots of fun while we worked.  Thanks, Jeanette

I think Denise and Jason are right. I also think you need to find out where each person on your team stands. What are they doing to get leads and to close deals? If anyone is struggling, offer them advice and encourage them to create a personalized business plan.Ask them for their imput and they won't feel deligated to. Maybe you can organize a lunch in which you all sit down and brainstorm as many ideas as possible. Another thing my office has done in the past is organize a time for agents to come in and order pizza and everyone calls everyone on their sphere of influence to touch base and find out if they may have any leads for you ablout sellers or potential buyers. I like to approach these phone calls by telling people I am working on my business plan and calling them for their input. This may also work to call fellow agents to find out if they may have clients whom may be buyers for any of your teams lisings.

It matters to us as much as it matters to you.

I like the idea Denise had, the contest within the team.  But, make the contest activity driven and not result driven.  Example; not how many listings signed, but how many listing appointments made, or how many made.  If the activitie numbers are good then they should net the results you are looking for.

We have done similar contests in our office.  You will be amazed at how competetive agents can be.  For a visual, we put up a map.  We had four teams and a map of the united states.  For each type of contract listing, buyer's brokerage, closing, the colored pin was moved across the map.  The visual helped increase the competitive attitude.

How about organizing a "calling nite"....you bring in pizzas, and feed them, then everybody works on calling their sphere and asking:  "who is the next person you know that will buy their first home?"  there is this great $8,000 tax credit, blah, blah, blah..

Notice, that is not a yes-no answer......they actually will take a minute to try to think of someone...

When they come up with a name, you can explain the new tax credit, and work on the next step: the buyer counseling session!

Hi Jeanette - I would subscribe to a team approach.  Engage all members in brain storming to develop strategies acceptable by all.  It's amazing what people can accomplish if they feel everyone is working together for a common cause.  Draw on the resources of your team members.

I have seen these contest held before, but not with much success.  For the most part independent contractors are not into these activities.  Good luck.

      When I managed an office we did something similar. I was amazed at some of the things that motivated the agents. First, we got the teams to pick a team name and mascot. We had frequent reports on scoring. I would bring in little prizes for each team according to their placement that week. We had a point system and of course awarded points for listings and sales but also for attending classes, making calls, logging to the online training etc. I was shocked that some agents would do more for 5 points than they would to put thousands of dollars in their pockets. The main thing is to generate excitement. I had brand new agents listing FSBO's and expireds. It was awesome. One lesson I learned. Don't be afraid to think out of the box. Agents love fun and money but they really love having fun making money.
