Short Sales & Investment Opportunities

Has anyone ever done a short sale?  I am working with a few investors and would like to get as much information as I can to find them some properties using more resources than just the MLS.  Also what about orphaned properties?  Once you find the properties, how do you get in contact with the owners if their mailing address is the same as the property address?  If anyone has any good information on finding investment properties, I would greatly appreciate it.

Don't use the MLS. If it is on the MLS it is already retail. You need to find them prior to them getting on the MLS to find the deals. Contract your title company and have them send you the NOD list and start visiting these homes ASAP!

Short sales can be a great avenue for investors to go down, but find out in advance if the lender has already approved the short sale.  The process can take forever if the lender has not approved it and if the investors has any time constraints such as a 1031 exchange deadline it could prove fatal.
