Short sales have their challenges - - - - Finding ways to systemize short sales, get them approved faster, and new ways to profit above commission are key!
One of the time-wasters with short sales are getting HUD1 statements done and revised right when you need them. We just had a lender call us on Thursday and offer us a chance to complete a deal that would net our group as a whole over $20k as long as we got a revised HUD to them in 10 minutes. Well, no one was available in the office and our title attorney was swamped and couldn't knock one out. BUT that didn't matter... I was able to send one in 7 minutes from my car without having any of the file paperwork with me.
So, for all you short salers out there... I just have to share what I did. We found a new web-based program to produce our Preliminary HUD1 statements. It has saved us a lot of time and earned us money on more than one occasion. Because it is web-based I am able to create or revise a HUD1 statement from anywhere. I mean my office, home, even my blackberry - at any time. Seriously. The cool thing is that the HUD program comes with a few other tools that you can use too. We use the web-based doc mgmt and notifcation system to track the progess on each file, notify clients, and keep our staff in the loop on what is happening with each file in real-time.
As a whole - the program has changed our office. We have tried a bunch of different things. Some have been very costly and others just didn't meet our expetations. But, this one has met and beat our expectations so far. The company that created it is always available for performance suggestions to and will stand behind their guarantees which you don't always find.
If you have been using excel spreadsheets whose forumulas never stay locked, your title office or attorney, or waiting for an agent in the office to do them for you - you MUST try this out.
