Colorado Springs Real Estate:   Abert Estates is located on the border of Northgate and Black Forest, just east of Highway 83 and Flying Horse Golf Course Community and to the north of Shoup Road - which leads right into the heart of Black Forest. New Breed Ranch is another new community of luxury custom homes found just to the east of Abert Estates.

Only 2 streets make up Abert Estates:
- Abert Way - Access from Hwy. 83
- Kaibab Court - Access from Shoup Road

Abert Estates is named after the Abert Squirrel - a large, black tree squrrel indigenous to Colorado. A close cousin to the Abert Squirrel is the Kaibab Squirrel- identified by a white tail... Thus the names of the streets of Abert Estates.

About 22 homesites make up Abert Estates - with homes ranging from about 4,000 s.f. to well over 6,500 s.f.. Most homes are low-profile ranch-style floorplans and offer 4-5 bedrooms, 4-5 Bathrooms and a 3 (or more) car garage. At least one home offers a 7-car garage.  These homes were built between 1996 and 2006 - and some homesites still do not have a home built on them yet.

One home is currently available - listed at $599,900 - 5 bed 4 bath 3 car 3,748 sf ranch plan sitting on 5 acres. It has been on the market since about November of 2006. Luxury homes do tend to stay on the market longer.

Historically, re-sale homes in Abert Estates have sold from the upper $600k's to the mid $800k's.  New, custom homes have recoded sales prices topping $1 million.

Abert Estates is directly across from the Flying Horse Golf Club. Flying Horse Golf Club offers a Tom Weiskopf 18 Hole Signature Golf Course, a 40,000 s.f. clubhouse (opening soon) and a luxurious athletic club & spa.

The landscape of Abert Estates is beautiful - rolling hills, pastures and dense treed areas as well. For being relatively close to I-25 and the amenities of Briargate and Powers Boulevard, Abert Estates is in a world of its own.
