Dear past clients of mine referred me their children to help them find their first home. It didn't take long to locate the perfect home for them - with even more in a home than they had hoped they would find!

The seller was just wrapping up a major renovation on this property and we were able to get a sneak peak of all that this home had to offer...and of course, this was THE one!  I had worked with the agent on the other side in the past and knew this would be a great experience. With contractors at his fingertips (he does a lot of renovations in our area), we also knew that anything that needed to be tweaked, could be done very easily, leaving them with as perfect a home as one can find!

We quickly had our inspector out, who found FAR more issues with the home than we had discovered during our showing - roof flashing, crawl space issues from fungal growth to termites to structural...the list goes on and on and on! Thankfully, I had prepped the buyers that this house, although it had been renovated, was an older home and it wasn't going to be 'perfect' but, we would work through everything.

After presenting our list of major issues to be remedied, the seller presented us with pretty-much a blanket, "NO" for everything on it, saying, "My contractors have already addresssed these items!" We then had our field of experts (structural engineer, structural contractor, mold/fungus remediator, plumber, etc.) to share their findings. 

After explaining the issues in great detail and the seller realizing that he had been 'taken' by his original contractor (resulting in his firing), the seller went to work with a new set of contractors on the remedies. My sweet first time homebuyers wound up with a fabulous home to call their own!

If you're buying a renovated home (or new construction, for that matter), attention to detail can save you tens of thousands of dollars. Having thorough, trusted contractors assess every aspect of the home is imperative. If these items had not been addressed, the seller would have been required to disclose all of them, which would have hindered the sale - either in time or the amount offered by a new buyer. It was in the seller's best interest to make repairs and do them right...and they did!

Congratulations to our wonderful first-time Charlotte home buyers! They are thrilled with their new home and having a great time buying new furniture and decorating to beat the band!
