Home Seller Tips: Marketing the Community Around Your Home to Prospective Buyers

 

Selling a home is more than a simple MLS real estate listing and making the home appealing to potential buyers. One factor to take into account when buying a home is its location, meaning the community that surrounds the home. After all, when you think real estate, you think location, location, location, right?!

 

For sellers, it is very important to highlight the benefits of living in a particular community. The bottom line is that neighborhoods do have an enormous impact on your future buyer’s living experience. 

 

Charlotte Neighborhoods

 

It’s All About Walkable Neighborhoods

 

According to a Portland-based company’s survey (City Observatory), there’s a growing demand for homes located in walkable neighborhoods - and yes, here in Charlotte as well. A Decades-long love affair with commuting from suburban areas, to work in the city has increasingly lost its appeal. 

 

DilworthAlso, the growing demand for walkable neighborhoods is fueled by people desiring convenient access great schools as well as to entertainment options like theatre, sporting events, restaurants and shopping. There’s also an appeal for easy access to Charlotte’s reliable public transportation. 

 

55% of the City Observatory survey’s participants said they would gladly get a small house with a small yard if it meant easy access to stores, schools, entertainment and restaurants. Plus, a walkable neighborhood also significantly increases property values. So, by all means, we’re going to want to highlight the nearby community benefits that would entice potential buyers. 

 

Great Neighborhood Amenities

Cycling trails


Other favorable community amenities include bicycle lanes on Charlotte’s streets and cycling trails, libraries and parks. These are great bonuses in your neighborhood that attract outdoor & fitness-minded individuals and to promote a lifestyle-friendly atmosphere for buyers with little ones. Regardless of the familial status, living in an excellent school district typically yields higher home values as well. 

 

As well, recent studies show reveal that almost half of today’s homebuyers are in search of a pet-friendly neighborhood. In fact, this factor ranks higher than easy access to public transportation and even public schooling!

 

Neighborhood Safety

 

House 'alarm'Safety is a top concern for most homebuyers. Although, there’s little one individual can do to quell neighborhood violence, there are things one can do to make their home safer. Sellers may want to consider sharing adopted security features on their homes and in their neighborhoods. Do you have an active Community Watch program in your community? This is important to homebuyers - share this information with them.

 

What Potential Home Buyers Don’t Want In A Neighborhood

 

According to the National Association of Home Builders (NAHB), fewer homebuyers were impressed with communities with golf courses, a high population, gated communities, and mixed-use communities. In fact, nearly 2/3 of all homebuyers participating in the study, do NOT want these amenities. 

*The data from the NAHB came as a bit of a surprise to me. I believe Charlotte is one of those cities in which the 1/3 reside!

I totally agree, Beth Atalay - when they are used to one particular lifestyle, it's tough enough to make a move to another city or state so, the neighborhood is very important to them. Many don't realize it because they are so focused on 'finding a house!'

Walkability has become more important than ever in our area, Sharon Tara - our commute times have increased significantly over the past decade so, these areas are hot, hot, hot now! Anything one can do to park their car and walk is key to many homebuyers right now.

You know, here they DO want mixed use, Eric Sztanyo - the NHBA's survey MUST not have included metropolitan areas!! I get multiple calls each week on live/work communities - of which we have FAR too few here in Charlotte!

You know, my assistant's husband took that shot for me, Nick & Trudy Vandekar, 610-203-4543 - I wish I could send him to about a dozen more communities to get a shot so perfect!

And, yes, location and lifestyle is key to home buyers - most don't even realize it when they first start looking either! They are all about finding the perfect home and don't realize that they hadn't thought of how they actually LIVE!

We have such a large metropolitan area, Eva B. Liland with Century 21 Doug Anderson, that we have 'designated' areas that we all know that price point is going to dictate. Other areas have a great mix of prices, which is also very appealing to many buyers - they love the diverse communities and many of those are walkable, have live/work areas and provide nearby parks and recreation, entertainment, etc.

Agreed, Kimo Jarrett! Commute time has probably doubled in the past decade in our area. We have grown by leaps & bounds since the recession and our infrastructure just can't handle the massive growth. Current AND near future real estate opportunities are definitely best found in our inner city areas - the more walkable, the better!

Hi Endre Barath, Jr.! I have had a few of those myself...then again, I've had some that I started typing, the phone rang and I never went back and hit the 'post' button! LOL

Funny but, I have been farming that neighborhood for about 6 months and just got my 4th listing in there! I was there today, prepping the house for the photo shoot on Monday. The streets are just beautiful and it's quite the desirable community...certainly a great dog walking community too!

LOL Same here, John Wiley - none of it applies to the Charlotte area either! I'm thinking none of the metro areas were surveyed because it doesn't seem to apply to any of the others either!

This is a wonderful article, Debe. I think it's a pretty rare buyer who is not as interested, or more, in the community than the house itself. We need to know as much about the surrounding area and share that as we can, and sellers are certainly a terrific resource to share what THEY like about the community and why they bought!

Thank you. Jeff Dowler, CRS! I agree. Our relocation buyers are looking at 'houses' online and then when they come to Charlotte, they get the 'grand tour!' We THEN narrow down the communities and THEN find the home. Most have heard of specific communities where they think they want to live here but, most often, they wind up feeling like they belong in a totally different one!
