What comes to your mind when someone says: Pick a Niche that will make you Rich?
Well not wanting to overthink the question “Rich” has many meanings to me and not all of it is financially connected. In fairness to disclosure this post is submitted for an Active Rain Challenge.
To summarize the requirements: You get to keep all your present skills, education and experience, but you must start your real estate business completely over today. You have no database, no leads, no prior sales; it's ground zero, day one!
I have had three Niche specialties for the past 22+ years but I can only pick one for this challenge. Hence, I chose the Greater Los Angeles Land Specialist as my Niche again😊. Since I have been the ‘go to’ person for the past 22+ years from Malibu to Mount Washington in the Greater Los Angeles area, why would I change? I have the skills and the experience, this makes it so easy for me. As the old saying goes “it is a no brainer”.
All I need to generate is leads and develop a database and I am in business. Everyone knows how difficult it is to list and sell land. When I say “everyone” I am including, buyers, sellers, Realtors as well as Brokers they all understand that this is a very challenging niche to master.
Twenty-two plus years ago, I started with getting Land Listings in the Hollywood Hills. My first listing was a fantastic View Lot that had downtown Los Angeles Views and legend had it that Raymond Chandler, the author extraordinaire owned it at one point. I started getting buyers and sellers after that first listing.
As the years went by, word got out in the greater Los Angeles area that I was the Land Expert. Other agents and other Brokers started referring business to me, because they understood the specialty and wanted their clients to be well taken care of.
So, with that said, now that I would have to start all over I would do the reverse, first I would reach out to the Brokers in my Community as well as the Agents in my community. Let them know that I am the Land Specialist in the Greater Los Angeles area. This would be the reverse as to how I did it 22+ years ago.
Now with Blogging, Email Blasts and guest speakers at Real Estate Meetings I would get the word out real fast. Here in the greater Los Angeles area we have about 12, 000+ active Real Estate Practitioners and if only 10% of them would give me a referral I would be extremely busy. Now if you think that I am way too naïve, and I might only get 3% that would still be 360 referrals. I am confident I would be extremely busy.
As most of you know once you have a listing more listings come your way. Great example I can mention right now I have a listing on a street in Glassell Park and due to my strong Internet and various other marketing, I ended up picking up three more listings.
The key to achieving super success as a land specialist in Los Angeles, one needs to provide videos, graphics and just focus market the vacant lots to potential buyers who would consider developing raw land into a brand-new finished home. Some people would call this target marketing. Now the secret sauce to all the success one has to remain Super Client Service Oriented: responding to emails, texts and phone calls relatively quickly or one would not be able to stay successful as a Land Specialist in Los Angeles.
