Thankfulness is not panicking when things get off course.

I guess at this stage of my career, I'm one of the old guys in this business. I recently heard that there are more Realtors in the US than ever before. That's a good economic indicator. When the economy is healthy, people run to sell real estate. Why? Because it's easy money, right? Aaaaa, not so fast. There is a learning curve. It is a business with a lot of legal ramifications that can come back to bite you if you're not careful.

Those of us who have been at this for a long time probably make it look easy. For us, it probably is easy. If you have done enough deals, you should be far enough ahead that it is very fluid from start to finish. Of course, some deals are like being dragged over broken glass, but most seem to be pretty straight-forward, or you've done enough that you don't panic when things get messy. You just right the ship and sail on.

I'm working with a very green buyer's agent right now that has sent me a contract about 5 times since Friday. Each time, she made mistakes and I've had to request a little housekeeping to get things cleaned up. I still don't have a fully ratified contract, but she's trying. I've made every effort to be kind, compassionate and helpful. I do wonder what her broker is doing (if she has even mentioned her lack of confidence), but I digress.

When you've been in this business long enough, you'll have new agents who are inexperienced enough that they probably won't get things right the first round. I did look up this agent's production over the past year. She has sold one house. OK, that explains a lot. She hasn't had enough scenarios to know exactly what to do. So, this time, I'm helping her get to the finish line.

Should I be annoyed? Maybe. Am I? Not at all. She's just getting started and she is making rookie mistakes. Will she get better? I hope so, but it's not my responsibility to train her. That's her broker's job. Am I panicking? Not at all. Maybe six submissions will be the charm. Thankfulness is not panicking when things get off course.

We've all been there. Learning still has much more to do with practice and observation than being spoonfed.  I admire your patience Mike! Thanks for sharing this!

Mike, this newbie should be grateful for having you on the other side of her transaction!  I still remember the agents who were kind and those who were stinky when I was new. A lot of the nice ones are still around!

When I read the title of your post I thought the topic was going to be a little different.  Things have gotten a little off course in my career, so I assumed this post was going to be about that.  But I think the sentiment still applies.  Thanks for the advice Mike.  Best wishes to you.

Mike Cooper you ROCK!  This is the proof of a great agent.  Being stubborn, nasty, condescending, uncooperative, greedy and all the other negative adjectives that some people associate agents with, should focus on the fact that most of us are positive human beings trying to do the right thing by the people that we service and that includes another agent who might be struggling.  KUDOS!

Hi Mike

I think your title and your final statement said it all. Life's too short to get all bent out of shape when things go awry, which they can and will do, and others will appreciate help when they need it (within reason) as opposed to being treated badly.

I was blessed to do business with a wonderful seller's agent on my first transaction.  I told her right up front that it was my first sale and she was beyond patient.  I had a lot of help from my broker as well (a very small firm).  This agent will always remember you fondly for your patience, and let's face it, we never know when we will have to do business with these people again.

Hi Mike, I'm right there with you if the agent is new and inexperienced. From time to time I run into agents who are experienced and yet they exhibit behavior as if they are conducting their very first transaction which can be frustrating.

The real culprit with these type of transactions is really the broker and not IMO the salesperson. It's the broker isn't it, who must review the document and approve its content?

Mike, you are the best of the best. This newbie is lucky to have you on the other end and I hope it makes her question what her broker is really doing for her. I always feel for a newbie that is struggling and try to show compassion. That was me at one point. I have no doubt you'll get her through the contract corrections and hope that the 6th time is a charm.

Amanda, thank you. The sixth attempt was the charm. She still had a few issues, but not enough to keep things in limbo.

Kudos to you for helping that new agent get things right.  It's not expected in this business to receive 4 more re-writes of a contract.  I hope it all comes together.  She'll see you as a veteran, trusted agent.
