Adjust Marketing For Seasonal Changes

Years ago, there were only a couple of programs that were available, where you could eliminate objects or fix images. PhotoShop (PS) comes to mind.  My husband uses Aperture (a Mac program - no longer supported by Mac) to manually make adjustments that you see in these images. Then the images are brought back into LightRoom (LR) to keep with the listing album. There are other cloud based programs that require less skill and get the job done for minor issues. Sometimes, the affect you are looking for may require more than one program. 

It should also be noted that raw format works best to post-process images. 

Some Time and Skill Are Required

It takes time and does require some skill to make these adjustments. A key consideration is: do not make changes that paint an unrealistic image, such as removing a water tower or distracting object. Potential clients should not feel scammed. Your reputation is at stake. 

If Your Home Is Not Selling...

First area to look at: Is the home positioned properly? Sometimes it is not just the price that needs to be analyzed. 

There are other seasonal or image placement changes that should be observed and analyzed.

I use TourFactory.com for photo tours that I attach to the MLS and my website. I track all images to see what is being looked at. It also can be monitored by actual website. Where is the traffic coming from? If there is a dramatic fall-off early in the photo tour than you might have to adjust the placement of the images.  

Two Schools of Thought For Homes With A Pool

1. Eliminate anyone who does not want a pool by placing a pool image near front of the picture carousel.  This also can have an opposite affect for those people who are looking for a pool!

2. Show the home with the amenities highlighting features of the home before the pool and backyard is featured. If the home has everything you are looking for, you may want to rethink your "no pool" point of view. 

Look at your photo carousel with an outsider's critical eye.

What does the typical buyer want to see near the beginning of the presentation? Different areas and sub-divisions will bring different buyers.  Should parks be highlighted?  The type of buyer may help determine the placement of the images. 

- Is it a modern open floor plan?

- What does the living area or great room look like? Is it a comfortable size?

- How big is the kitchen? What kind of storage or kitchen cabinets does this home have?

- What is the condition of the appliances. Gas or Electric?  

- What is the quality of the amenities and features?

- What type of flooring is in the home?

- What does the Owner's Suite look like? Will my bed or furniture fit comfortably? 

- Does the owner's bathroom fit my needs? 

- Are there any other areas that might need to be addressed in the picture carousel placement.

Views

In Sedona, there are other areas to consider such as views.  This tops many buyers wish list and at least one image highlighting the views should be at or near the beginning.  So, are there pictures that highlight the views? Remember, don't highlight the views over the actual room. Sometimes I see images that show only the view and don't give any perspective of the room. Consider using both images.

Hi Michael Jacobs - This listing is at the far end of my service area, about 40 minutes away. Just to get there re-take the pics and come home would be well over two hours.  It also interupts the client and their time if you have to reshoot.
