Ask An Ambassador: Is Your Blogging Willy-Nilly?

Willy-nilly:  without direction or planning; haphazardly

Not that there's anything wrong with that!  Some of my favorite ActiveRain bloggers might be categorized as willy-nilly types.  I never know which direction they'll go next, but chances are they'll entertain me.

Me personally, would you expect an engineer to be willy-nilly?  So you know what to expect from me:

The first day of the month you get the Warren County Ohio Real Estate Market Snapshot.

Every Tuesday you get an Ask An Ambassador post.

Five other days of the month between the 5th and 20th you will get local market reports.

And the rest of the days are filled with posts that most likely fall into one of the following categories:

  • Patio home posts
  • Subdivision posts ( I SHOULD write more of these) 
  • Long tail IDX search posts  (homes with barns, homes with pools, homes with 3 car garages, finished basements, with fireplaces, etc.)
  • Buyer advice posts
  • Seller advice posts
  • Local real estate news posts
  • Personal (these are kind of rare, but every now and then a post about our pets, flowers, bees, etc.)

In each case I know who is my likely audience, whether Rainer or consumer.

I know my patio home buyers are most likely older in age.  That's the primary demographic for patio homes.

Subdivision posts & long tail IDX posts have the same target audience:  home buyers and sellers looking for specific information (and don't have an agent).

Buyer & seller advice posts are generic and serve their purpose, but not as likely to make my phone ring.

Local real estate news posts (e.g. new construction updates) are of a short life span, but build web presence and target new construction home buyers.  Many of these posts are double hits (new construction patio homes) to my niche.

Personal posts aren't going to get me found, but may just win someone over that's on the fence about hiring us if they read more than just the post that brought them to our blog.  Those personal posts are the opportunity for a buyer or seller to find a common ground (pets, religion, hobby, etc.) and like us more than the "generic" agent they were also considering.  And it's a double edged sword, they may find a reason to NOT like us too.

There are certain segments of the market I DO NOT intentionally target. 

I see all kinds of advice about how to attract millennials.  They're the next biggest thing in real estate, you're a fool if you don't go after them, etc.  Well label me a fool.  I'm not turning anyone down, but I know what I'm best at and what's most productive for my use of time, and first time buyers aren't it. 

I also don't target investors.  I have little desire to go to the worst parts of my market looking at homes that are priced at a quarter of the typical median home price.  There are agents that specialize in that type of housing, they're welcome to all those buyers.

Bottom line, on any day besides Tuesday, given a choice between writing a post that I think MIGHT make my phone ring and one that will not, I'm going to go to the potential phone ringer post.

But that's the beauty of blogging.  Willy-nilly posting might make you top of mind for referrals.  To each their own.

This is so true.  You can make it what you want and target those who you want to attract.  We are all in a various phases of our lives, we have to do what we feel is right for us at that moment or time in our lives.

And for me, my best use is working my niche.  Buyers spend 1-2.5 times the median home price for my area, so they're experienced AND productive to work with.

I don't want to be willy-nilly, but I am. It all depends upon the time I have in the day and whether I can think of a darn thing anyone would want to read.

As for the big hoopla over millenials - I read that only 11% will be able to buy within the next year and the majority won't be able to buy for 10 years or so. That doesn't sound to me like they're the next greatest group to target.

Having a regular schedule for posting certain things at certain times really does help make sure those posts get written. And I agree about investors. I'm only still working with one; he's purchased three properties so far. I'm not taking new investor clients.

I don't time block, but I mentally make it mandatory.  No sleep until my daily post is done.  It's not so much work to blog for me, but a nice change of pace from the engineering work.

I admire your discipline but there's a bit of a rebel inside that says, "Do your own thing." Was married to an engineer a long time ago and that thinking inside the box drove me bonkers. I have come to accept my particular path and am happy with it, which is what counts!

Having a theme per day helps tremendously.  If I have the time, I try to write most days.  But when I don't have something in mind, going back to my daily theme gives me a mental boost.

Although my topics, the programs, and aspects of the mortgage process I cover may vary and seem somewhat willy-nilly ... I think one thing is not haphazard, Liz and Bill Spear.  I share/blog to educate.  With the hopes that the little bit of knowledge I share helps someone (borrower or professional) complete their transaction more fluidly and with higher success rates. Education can be a great preventative as well as a facilitator. 

I hope there is a method to my madness!  Your posts remind me to make my goals clear ...

Google to the rescue with the definition :)  And if you enjoy first time home buyers, there's certainly plenty of work there to be gained.  And hopefully they turn into 2nd and 3rd time buyers for you.  I'm mostly working with folks that are buying their last home.
