There is not a lot of inventory, so buyers and agents are getting very frustrated. They see a property and feel pressured to make an immediate offer. This is a huge decision.
Being rushed, being asked to take it without inspections, waiving the appraisal, and paying the asking price or above adds too much stress for this magnitude decision.
So when looking for a home, you must have patience and time.
Instead of running to every new listing, be proactive in your search.
Any house I sell, I want to be able to resell it if the situation changes. When working with buyers, I think of them as future listings.
What if they get a job transfer or a life-changing situation that causes them to move within a year or two or three. If the buyer has made a mistake by overpaying, the resale is not going to go well. Find that house that knocks your socks off but make sure you can afford to replace them.
