I began my Real Estate career at 18 when first licensed in Pennsylvania. The family had three offices then and was solicited by Better Homes & Gardens to be their local representative. Servicing those referrals became my primary duty at the onset. Our focus was on residential and investment property sales marketed throughout the Delaware Valley. My expertise continued to grow through affiliations with larger and more diversified companies. Along this path I've watched the cycles and turmoil in this industry, now entering my 48th year I have also experienced the greatness it can provide. Whether it's existing or new construction, residential or investment, leasing or management of apartment complexes, quads and duplexes or anything else which Real Estate entails, this journey has always been an exciting one. It can be a heck of a roller coaster ride and you'll need the stomach for it, however, for all of its ups and downs, I always get back in line and am anxious for the next new set of twists and turns. Without that immeasureable variety it would just be another job!

Most of my required certifications to become proficient in Real Estate began in '74 at the University of Miami in Coral Gables, FL. Since that time a plethora of independent Real Estate Schools & REALTOR Associations have added to the accreditations and education in Law, Finance, Investment, Property Management, Residential Appraisal, Conveyancing, Construction and most importantly Ethics. As one of my customers always reminds me, "it pays to be informed".
I have never been one to be driven by recognition, and in this business we have many symbolic awards we may display. Truly my only interest in an award is the contentment displayed by either a Buyer, a Seller or both when I'm fortunate enough to do so simultaneously. Residentially these awards range from a $350.00 rental to $20,000,000.00 homes. Commercially, a $700.00 NNN lease to $17,600,000 for office and manufacturing space. Investment properties ranged between $28,500.00 and exceeded $18,000,000.00. My continuing goal is to break these records and not necessarily to put a plaque on my wall or a pin in my lapel!
My two best assets when it comes to skills are 1, listening and 2, close ratio, which, at last calculation exceeded 98%. I enjoy the challenge but remain realistic where Real Estate is concerned. I have always been very consistent in my estimations of value and have no interest to simply list properties. Anyone can do that! I consider myself a professional and would be providing a disservice to my customers if I failed to properly evaluate their expected proceeds or subsequent purchase price. This is our primary Raison d'etre without question.
