I believe we are one of 2 franchises that actually promote properties only. If our Home Office doesn't help us locate buyers, they don't get paid. Our main tool is the internet and we got 2 websites. We also have a Real Estate catalog, 3 times a year, plus emailing to you on properties of your choice I would say 80% of my Buyers are now off the internet sites. I'm not saying we have the best franchise,(We need to reach other markets) when you have a county population of 4500 residents, plus we do have seasonal people that love our summers. We need to advertise in other states. Our county is the similar size to the Minneapolis/St. Paul seven county area that has over 2.5 million people.One of our reasons for a small population is the State of Minnesota owns 75% of the county.
I do enjoy meeting people all over the country. I sold to American service couple in Germany , have sold 4 properties to an American living in Taiwan , now in March 2008. I have sold to many people form both the East and West Coasts, plus many other states.
Buyers have been telling me we have a unique area. I first heard that in 1988, when I had a couple from CT.
We help buyers find money to buy property. When they are out of state, their lenders don't want to work with them. Being sparesly populated, we attempt to educate them on out area, before they come here. I may be going against the trend, but I have found out that if the Sellers want to, I ask them to stay around for the first showing. Over 95% of the time, the Sellers and Buyers hit it off. The second time I ask the Sellers if they can leave, as the Buyers are now serious. I found the Sellers actually help me market their property. I do like the Sellers and Buyers to know each other before closing.
