Okay, here goes:
After working as a transaction coordinator in high school for my father (who is a licensed broker), I swore that I would never ever EVER go into the cursed field of real estate.
That being said, I got my real estate license in 2004 after earning the "#1 Sales Award" a start-up company. Not only have I never looked back, I have since earned my own brokers license and am constatly working and learning to help my clients achieve outstanding results.
I am CDPE and SFR certified, so I understand the ins and outs of helping people stay out of foreclosure and looking at all the alternatives that may be available for them. While short sales are the most common solution, it is only one of many.
Which leads me to my next specialty- property management! I have my own property management company, Praecelsus Property Management, which I have grown over the years. We deal mainly with the Chula Vista, Bonita and south San Diego neighborhoods and have a few properties throughout San Diego County sprinkled in for fun. We run a 98+% occupancy rate and are always looking for great new owners to work with!

I have worked very hard in carving out a niche working with investors of all kinds. While I do actively market properties for sale, I also take great pride in finding the best deals for buyers. Today's real estate market is very challenging for most sellers, and with the extremely high number of foreclosures and short sales, many would-be sellers are choosing to hold onto their properties and ride out this tough market.
I have extensive experience in the world of residential investment properties. Since every purchase is an investment, I consult with all of my clients on potential for future appreciation in specific neighborhoods and what EXACTLY to look for in properties they are purchasing. Every neighborhood has its differences, whether it be in tax-base, extra fees, turn-over ratios or overall desireability. My first job is to get you the best information so that you can make the best decision. My second job is to negotiate the best deal and make things happen.
And that is how I have thrived in today's market, and how I plan to excel in the coming years.
