The Las Vegas econony has pretty much dictated the kind of market that is the norm for our area. I have a great deal of experience working short sales as well as other types of distressed property owners. Working with these clients, my major concern is to 1) preventing foreclosure, 2) Avoiding bankruptcy, and 3) getting the banks give my clients a difficiency waiver.
When working with buyers, my efforts are to work the selling agent to expedite the short sale process (if it is a short sale) to make the process move forward efficiently, and in a timely manner. In many cases, the banks can slow the short sale process simply due to volume of work they have. It is my goal to be very aggressive with both the agent and the bank to make the process acceptable and as pleasant as possible for all parties involved.
