Whether you are buying or selling your home, as your Austin area REALTOR®, I'll be with you every step of the way.  I wear several hats within the real estate indutry. I provide full time services that include listening to your needs and wants, and working with you through your entire buying or selling process.  I will do my best to make your experience a memorable one!  Austin TX Real Estate is changing everyday, so let's figure it out together!

I lived in the Dallas Metroplex for over 24 years, and now make Austin TX my home, currently residing in Falconhead West Bee Cave TX.  I have a BA in Psychology which helps me everyday with my clients.  I started Real Estate in 2000, and I'm a Top Producing Agent in my office.  I'm a member of the Austin Board of REALTORS®, Texas Association of REALTORS®, and the National Association of REALTORS®.  Being a member of all these associations makes me a "REALTOR®" which sets me apart from the average licensed real estate agent who does not abide by a Code of Ethics that I do.

I am a Texas Real Estate Mediator belonging to the Texas Association of Mediators. With the Texas Residential purchase contracts having mandatory mediation in case there are any issues, along with my extensive experience in Real Estate, I decided going into Mediation was the smart direction to head. I took my qualifying hours in 2014 and have enjoyed seeing another part of the real estate industry.

I've also been a Property Tax Arbitrator for the Comptroller's office since 2005. Whenever a property owner is unhappy with their tax assessed value, they have the opportunity to protest their values at the Central Appraisal District (CAD). If they are not happy with the informal hearing, they are allowed to them move forward with a formal hearing in front of the Appraisal Review Board (ARB). If they are unhappy with the ARB ruling, they can then file for Binding Arbitration and put the decision in the hands of an Arbitrator, that's me! The process is not as scary as many people think. I've been a Licensed Real Estate agent and REALTOR® since 2000. I Concentrate on Residential Real Estate, NEW and Pre-Owned,in the Austin TX areas including Lakeway, Bee Cave, West Lake Hills, Round Rock, Cedar Park, Spicewood, Barton Creek, and Circle C, but my car will take us ANYWHERE you need to go! 

I am a CDPE®, Certified Distressed Property Expert. I help Homeowners avoid Foreclosure if at all possible. The most important thing? Contact me before it's too late!  A Short Sale could be your answer!  The worst thing you could do is not ask for help!

I am an ASP, Accredited Staging Professional.  I use this designation to help my sellers Stage® their homes better to help them sell faster and for higher dollar. *Staging costs less than your first price reduction!* I like to use Virtual Staging when possible as it's a less expensive way to show buyers different options within a home's space.

I am also an Arbitrator for the Comptroller's office for the State of Texas for Arbitration of property tax values.  Binding Arbitration is the step a home owner takes after they are still not happy with what the Appraisal Review Board says about their tax value. I have been an Arbitrator since the inception in 2005.

I'm on the Professional Standards and Grievance Committee for the State of Texas. This is a committee that helps enforce the REALTOR® Code of Ethics.  Whenever there is a complaint filed from a consumer or another REALTOR®, the complaint is forwarded to the committee and we decide if there is sufficient evidence to prosecute, and if so, we decide what the punishment is. Along those lines, I'm also an Ombudsman for the Texas Association of Realtors. This is a free, voluntary process where a complaintant and respondant try to work things out prior to an official complaint being filed. 

Working with a REALTOR® like me means you will get the top of the line customer service throughout your buying and selling processes. I'm your REALTOR® for life, not just one transaction.

The final hat I wear is the Mediator hat. I'm a Mediator for the Texas Association of Realtors, but also a Texas Real Estate Mediator with my own company, Texas Real Estate Mediation Services. I'm based here in Austin, but can travel statewide if needed. Mediation is less costly and quicker than filing in our court systems. If your real estate transaction didn't go as expected, call me to see if Mediation would be a good option for you.
