Marketing homes is my passion. I employ creative and proactive approaches. I am a firm believer that my job is not only to expose your home to the marketplace but expose your home to the buyers that will more than likely purchase your home.  I am a firm believer in TARGET MARKETING.  Proper marketing is a process:

 

1. CREATE A BUYER PROFILE.

2. CREATE A SPECIFIC WRITTEN MARKETING PLAN TO REACH THE TARGET BUYER.

3. IMPLEMENT THE PLAN.

4. COMMUNICATE FEEDBACK TO THE CLIENT.

5. MAKE ADJUSTMENTS BASED ON FEEDBACK.

 

Without a plan you are destined to fail.   I am a strong believer in technology. Today's home buyers start their home search online (77% according to the latest NAR studies.)  With that in mind, I utilize many online marketing tools to complement the traditional marketing vehicles.  All my listings minimally receive the following:

 

1. www.EQUITYDEFENDER.COM is my personal website that can display an unlimited amount of digital photos, virtual tours, and slideshows.

8. All of my listings are connected to Coldwell Banker Burnet's HOME INFORMATION LINE. This system can connect all buyers directly to my cell phone.  The system also has call capture for follow up. This tool works 24/7!

 

9. All my listings will be staged by a PROFESSIONAL HOME STAGER.

 

10. All my listings have FULL COLOR BROCHURES AND POST CARDS.

 

 

These are a few elements of my marketing plan.  After viewing your home, I will complete a detailed written marketing plan.   My job is to highlight and expose your home's best features.  Buying a home is an emotional experience.  It is a visual experience.  I present a strong image by only using color in my marketing materials.  When we meet I will bring some samples.

 

The second aspect to marketing homes is the ability to accurately position your home in today's marketplace.  In other words provide accurate market pricing so that the home is being exposed to the right buyer.  This comes in the form of communication to you, the seller.  My job is to present the data at the time of the listing so that you can make an educated decision on pricing your home.  Communication of all market activity is an on going process.  You will receive all market information in real time as competing homes come on the market, go off the market (Pending Sales), and sell (Closed Sales.)

 

It is not my job to make decisions concerning pricing.  My job is present the facts and let you make decisions based on the needs of your family.

 To serve you best I need to understand your needs and goals.  After an extensive needs analysis we can discuss all potential housing opportunities that exist in your target areas. The second part of the process is educating you on the aspects of the real estate transaction. That includes the mortgage and title components. I also go through all documents, contracts, and explanation of agency law.

 

 Next I will educate you on the real estate market and Real Estate value by touring your desired properties in your target areas. My objective is to help you understand what an excellent value is and what is not.  I will help you look at homes with RESALE in mind.  Buying can be emotional and part of my job is to help you be objective so that you make an educated decision.<b> Most importantly my job is to listen, and help you solve any potential issues associated with the home buying process.   I specialize in Residentail Real Estate.  I focus on single family homes and the town home /condo market.  I have a unique background.  I grew up in Edina and i am very familar with the Southwest Suburbs as well as the City of Minneapolis.  After graduating the University of Minnesota, I started a small retail business in Burnsville thus I am familar and well versed in Dakota County. After getting married, I moved to Plymouth which has been my home for the last 14 years.  I am an expert in the Northwestern Suburbs: Plymouth, Maple Grove, Brooklyn Park, New Hope, Crystal, and Robbinsdale, and Brooklyn Center.
