I am a certified interior designer who specializes in home staging.  I have been a successful realtor for the past 14 years and have staged my own listings in addition to being hired by other realtors.

My business consists of merchandising a home's best features, redesign, color schemes/selection, artwork. rental furniture, bedding and accessorizing.  Whether it's a home that was staged prior to going on the market of after being listed the average selling time is 10-14 days, with the last home going under agreement within 24 hours and receiving multiple offers.

Clear away personal items that will distract Buyers. Paint the walls a neutral tone, and furnish the space to show off how functional it is. Buyers come thru a home, they want to imagine themselves and their items there.

Instead of offering a credit towards, paint, carpet, etc. a Buyer would much rather see the work done and move in without much to do.

Price reductions are another way for a listing to get attention, by staging a home, it will sell in a shorter period of time for more money.  Everyone is a winner.

It is so important in this market, to showcase a home's best features and creating a "wow" effect.  A Buyer makes a purchase based on financing as well as emotions.  In addition, the internet photos are the most poweful tool to a Seller's advantage

Certifications

Fill existing hardware holes instead of making new ones.

Dip a toothpick in glue and place it in the stripped hole.  Cut off the excess piece. Once the glue dries, it will be ready to put in the new hardware.

Paint dated tile

Coat the tiles with a high adhesion primer.  Brush on a special ceramic epoxy covering.

Stain cabinets instead of painting

Apply the stain in even strokes, going with the grain of the wood.  Add new hardware.  All extremely cost effective.

Updating an old fireplace screen

Remove screen, wiipe it down, mark off the windows so you won't get paint on them. Use a can of heat resistant spray paint. Read instructions that include holding the can 18" away, use long, even strokes.

New kitchen appliances bring high returns

New kitchen appliances bring high returns from Sellers.  Replace old appliances that make the rest of the kitchen look dated.  Once the appliances are replaced that kitchen will appear much newer and appealing to the Buyer.

Buyers love built in bookshelves

There's a fine line between filling them with clutter an staging them to sell.  Arrange neutral items in clusters, make sure that no single accessory stands out.  Use hardcover books and pack the paperbacks. Arrange books and accessories attractively and the built ins will be a standout.
